Position Summary:
The Senior Operational Compliance Specialist plays a critical role in ensuring enterprise-wide compliance with federal and state mortgage lending regulations for a non-depository residential mortgage lender. This position leads complex compliance audits, manages regulatory reporting functions, and advises on risk mitigation strategies related to mortgage operations. Serving as a subject matter expert (SME), this role also helps drive operational excellence through cross-functional collaboration, training, and process enhancement.
Key responsibilities include advanced knowledge of lending regulations (including HMDA, ECOA, TRID, and FCRA), excellent analytical and problem-solving skills, and a proactive, detail-oriented approach. Strong communication skills and the ability to interpret and apply regulatory updates across operational functions are essential for success.
Qualifications:
+ Bachelor’s degree or equivalent experience in mortgage lending; advanced certification (e.g., CRCM, NMLS Compliance Certificate) preferred
+ Proficiency in Microsoft 365 and loan origination software (e.g., Encompass)
+ Minimum 4 years of experience in mortgage compliance or operational auditing in a non- depository residential mortgage environment
+ Advanced proficiency with loan origination systems (e.g., Encompass) and compliance software (e.g., RiskExec, QuestSoft, or similar)
+ Demonstrated expertise in HMDA, TRID, ECOA, FCRA, FDCPA, and the Mortgage Call Report (MCR) process
+ In-depth experience processing adverse actions and evaluating loan disposition data
+ Strong understanding of compliance risk management frameworks, regulatory change management, and internal control testing
+ Proven ability to develop, implement, and evaluate policies and procedures to ensure regulatory adherence
+ Excellent organizational and time management skills with the ability to manage multiple high-priority tasks
+ Strong written and verbal communication skills, including the ability to summarize technical regulatory information for non-technical audiences
+ Experience mentoring or coaching junior staff preferred
+ Ability to develop and review compliance policies and procedures
Essential Job Functions include, but are not limited to:
+ Lead and execute detailed compliance reviews of mortgage loan data and operational workflows to ensure adherence to federal and state regulatory requirements
+ Manage the end-to-end HMDA LAR process, including data integrity testing, reconciliation, and submission, utilizing RiskExec or similar tools
+ Perform advanced audits of Mortgage Call Report (MCR) data and support accurate, timely quarterly NMLS submissions
+ Oversee and validate adverse action and withdrawn application workflows, ensuring accurate reporting and compliance with ECOA and FCRA timelines
+ Develop, update, and maintain compliance policies, procedures, and standard operating procedures (SOPs) in collaboration with the Compliance and Risk teams
+ Monitor industry regulatory changes and assess operational impact, advising management on necessary procedural or policy changes
+ Partner with internal departments—including Processing, Underwriting, and Secondary Marketing—to identify and resolve potential compliance issues
+ Prepare high-level compliance reports and dashboards for senior leadership, with actionable insights and recommendations
+ Support internal and external audits, investor reviews, and regulatory examinations, providing required documentation and narrative explanations
+ Train and mentor team members and operational staff on regulatory best practices and policy changes
+ Serve as a subject matter expert and escalation point for complex compliance-related inquiries
+ Assist with implementation and testing of new regulatory initiatives and compliance systems
+ May supervise or provide guidance to junior compliance analysts or specialists
+ Perform other compliance duties and strategic projects as assigned
