    Compensation: $100,000 - $120,000/yearly based on experience

     

    Status: Full-Time

     

    Category: Exempt

     

    Shift: Monday - Friday, 9:00am - 5:00pm, occasional evenings and weekends as needed, on call 24/7

     

    Reports to: CEO

    Job Summary:

    The Director of Facilities is responsible for the overall strategic and day-to-day management of 31 operational sites, including 24 residential group homes (~3,000 sq. ft. each) and 7 additional properties. This role oversees maintenance operations, ensures timely and quality work order fulfillment, and leads the planning and execution of a 5-year strategic property expansion plan. The Director will guide decisions on real estate acquisition, leasing, and sales to support organizational growth, including the annual development of five new residential properties.

    Key Responsibilities:

    Facilities Operations & Oversight:

    + Provide daily leadership and support to the Maintenance Managers and in-house maintenance staff (3+ technicians).

    + Monitor and manage the workflow and quality of repairs, preventive maintenance, and work orders across all sites.

    + Develop and implement systems to track maintenance requests, work order completion timelines, and satisfaction outcomes; provide outcome reports related to work orders.

    + Ensure physical environments meet all safety, licensing, regulatory, and quality standards for residential and program settings.

    Property Portfolio Management:

    + Manage a diverse portfolio of 31 properties, ensuring optimal use and condition of each.

    + Assess property performance, functionality, and suitability relative to programmatic needs.

    + Partner with internal stakeholders to plan for and coordinate property improvements and relocations as needed

    + Ensure all facilities projects adhere to local codes, regulations, and organizational standards.

    + Negotiate and manage vendor contracts related to property maintenance, construction, inspections, and compliance

    Strategic Property Utilization:

    + Lead real estate strategy and execution, including the evaluation of leasing, selling and acquiring properties.

    + In partnership with executive leadership, implement a 5-year strategic growth plan to develop 5 new residential group homes annually.

    + Identify, evaluate, and recommend new property opportunities based on service expansion and program goals.

    + Oversee relationships with real estate agents, contractors, inspectors, and local officials related to acquisitions and renovations.

    Qualifications:

    + Bachelor's degree in Facility Management, Real Estate Development, Construction Management, or related field. A Master's degree is preferred.

    + At least 7-10 years of experience in property development, real estate management, or facilities management, with a minimum of 5 years in a leadership or director role.

    + Strong knowledge of building systems, maintenance procedures, and regulatory compliance (including ADA, OSHA, and building codes).

    + Proven experience in managing budgets, contractors, and large-scale projects.

    + Exceptional leadership, organizational, and communication skills.

    + Ability to work independently, prioritize tasks, and manage multiple projects simultaneously.

    + Commitment to providing high-quality, accessible environments for individuals with disabilities.

    Preferred Skills:

    + Experience in the non-profit sector, particularly in organizations serving individuals with intellectual and developmental disabilities.

    + Familiarity with the unique needs and challenges of maintaining accessible and supportive living and working environments for people with IDD.

    + Knowledge of energy efficiency and sustainability practices in facility management.
