    Breaking Ground operates nearly 4,000 units of housing across New York City, along with housing in upstate New York and Connecticut. Supportive housing - affordable housing paired with services designed to help people maintain their homes for the long-term - is widely recognized as a proven and cost-effective solution to chronic homelessness.

     

    But we didn't stop at providing housing. Breaking Ground's programs and services help people experiencing street homelessness - especially those who have been on the streets the longest - to come indoors. Through our Street to Home outreach program and transitional housing resources, we help people get, and stay, on the path to a permanent home.

     

    Reporting to the Pres ident/CEO, t he Senior Vice President, Real Estate Development is critical in overseeing the sourcing, financing, and building new affordable and supportive housing projects which continually grow in complexity and include acquisition of privately held land and/or assets, as well as publicly owned land awarded through a competitive bidding process. Projects also include ground-up new construction and rehabilitation of existing sites.

    KEY ELEMENTS :

    + Create development budgets and schedules and manage their execution

    + Conduct feasibility analyses

    + Communicate and coordinate with partners, principals, stakeholders, and other B reaking G round departments to define project requirements and constraints

    + Man a ge internal team, including consultants

    + Manage teams of external parties including architects, engineers, and other consultants

    + Manage pre-development and land entitlement processes providing extensive interface with community members and government authorities

    + Identify project exposures, develop risk management and contingency plans to reduce and/or eliminate project risks

    + Oversee design and procurement of permits and installation of utilities

    + Track and report progress of each project against goals, objectives , approved budgets and timelines, and lender and jurisdictional requirements

    + Conduct project assessments and make recommendations on project feasibility relating to financing, marketability, operational and physical viability

    + Provide oversight of general contractors and other consultants, managing community relations, execution of acquisition, construction, and permanent financing

    + Prepare reports on project status, level of activity and projected activity related to funding goals and objectives including quarterly to the Board of Directors

    + Maintain a working relationship with internal and external partners including real estate finance resources, mortgage bankers, lenders, government entities, mortgage and program departments at the local, state, and federal level, and private real estate development industry stakeholders

    + Oversee proposals for grants, subsidies and/or economic benefits in support of real estate development activities

    + Conduct research on local, state, and federal regulations that may impact development and new construction

    + Maintain knowledge of federal, state, and local housing programs, rules, and regulations

    + Establish project capital structure and financial packaging

    + Oversee the selection of design professionals, contractors, legal teams, and consultants

    + Ensure compliance with tax credit syndicators, government agencies, and others

    + Ensure completion of housing construction

    + Serve as a member of the Executive Council to establish , monitor, measure and achieve B reaking G round ’s strategic goals and objectives

    + Identify and articulate department performance objectives and needs in regular consultation with Executive Council

    + Source opportunities for new developments

    SKILLS AND EXPERIENCES:

    + Bachelor’s degree required ; graduate degree in Urban Planning or Real Estate Finance strongly preferred

    + Minimum 15 years of real estate development or lending experience required

    + Extensive knowledge of affordable housing finance

    + Extensive ex pertise in joint ventures and capital structuring

    + Exceptional p roject man agement, t echnological, and analytical skills

    + Executive-level communication and cross-functional leadership skills

    + Proficiency with Microsoft Office Suite programs including Word, Excel, Outlook, and Microsoft Teams

    + Must be able to travel to project sites throughout NYC
