Job Description
**STATEMENT OF PURPOSE** **:** Supervises and coordinates the work of employees engaged in cleaning and maintaining agency buildings (1850 campus and Glenview), grounds, furniture, equipment, and mechanicals to ensure a safe, attractive, comfortable, and clean environment
**RESPONSIBILITY FOR THE WORK OF OTHERS** **:** This position holds direct supervisory responsibility over all members of Building & Grounds, Security, Drivers, Front Desk Personnel, outside contractors (cleaning crew & parking lot security)
**TRAVEL REQUIRED:** Local driving 5-10%
SPECIFIC ACTIVITES INCLUDE, BUT ARE NOT LIMITED TO** **:
Building and Grounds:
+ Inspects and supervises work done by Building & Grounds staff;
+ Develops, implements, and oversees a work schedule of general maintenance, upkeep, and repair to provide for efficient coverage and minimal overtime;
+ Maintains a regular schedule of all mechanical inspections and servicing needed, as well as preventative maintenance activities; keeps records of all inspections and key maintenance activities;
+ Projects and reports need for major repairs to supervisor for inclusion in the annual budget;
+ Assists with recruitment and selection of Building & Grounds staff; provides daily supervision and prepares evaluations and goals for assigned staff; makes recommendations regarding hiring, firing, training, advancement, promotion, or other changes of status;
+ Monitors inventory and re-orders supplies; may pick up hardware and materials for special projects;
+ Keeps exterior of building, including sidewalks, garden, patio, and dog walk, neat and clean at all times; services turf, plants, and trees in a manner appropriate to weather conditions; assures that sidewalks, entrances, steps and other areas are safe during periods when rain, ice, and snow present a hazard;
+ Regulates heat, ventilation and air conditioning systems to provide proper temperatures and to insure economical use of fuel, water and electricity;
+ Checks daily to ensure that all designated exit doors and panic hardware are functioning properly, and all other exit doors are secured;
+ Opens building, turns off burglar alarm and makes sure all lights are turned on and all appropriate exterior doors and gates are unlocked.
+ Closes the building, making sure that all offices are secured, lights are turned off, and alarm is set; checks all rooms for electrical appliances that may have been left on;
+ Performs routine painting;
+ Performs troubleshooting and simple problem solving with electrical and plumbing systems; makes recommendations to supervisor when outside technicians are necessary;
+ Trains others to use equipment properly and safely, including industrial vacuum cleaner, floor scrubber and sweeper, polisher, snow blower, snow plows, and others as appropriate to the task;
+ Performs all duties with an attitude of safety and consideration for people with visual impairments;
+ Performs other duties as assigned by supervisor.
QUALIFICATIONS
+ High school diploma or equivalent required; Bachelor’s degree preferred;
+ Valid driver's license required
+ Vocational training or specialized skills certification in relevant areas required; building engineering experience preferred;
+ Dependability, self-initiative, and organizational skills required;
+ At least 5 years of previous maintenance experience required;
+ Previous supervisory and leadership experience required;
+ Ability to analyze tasks and direct the work of others required;
+ Excellent interpersonal and customer service skills;
+ Excellent organizational skills and attention to detail;
+ Excellent time management skills with the proven ability to meet deadlines;
+ Strong analytical and problem-solving skills;
+ Strong understanding of applicable Occupational Safety and Health Administration requirements and other related safety policies and best practices;
+ Proficient with Microsoft Office Suite or related software to monitor and maintain records and inventory;
