    Description

    DEPARTMENT OF TRANSPORTATION

    Building Maintenance Sub Foreman

     

    Under general supervision, to assist in the supervision of a group of skilled trades workers and others engaged in a variety of building maintenance work; individually, to perform some of the more difficult tasks involved in building trades work, or to be responsible for the custody and maintenance of a group of small buildings; and to perform related work as required.

     

    Examples of Duties

     

    Essential Duties and Responsibilities (may perform other duties as assigned)

     

    + Works as a lead person of, or assists in the supervision of a group of skilled workers and others engaged in a variety of building maintenance and custody activities such as carpentry woodwork, roof repair, plumbing, heating, electrical installations and repair, interior and exterior paint work, masonry and cement work, grounds maintenance and landscaping and cleaning of buildings and grounds.

    + Individually, performs the more difficult skilled tasks in several of the building trades.

    + Studies new assignments and pertinent specifications and/or drawings to determine work required.

    + Lays out work in accordance with the building code and other pertinent regulations and requirements.

    + Follows general work schedules or plans special work.

    + Assigns work, advises workers on the methods to be used for the more difficult or unusual repair work.

    + Inspects work in progress and upon completion for quantity, quality and adherence to standards.

    + Maintains records of work assignments and accomplishments of work done and employees supervised.

    + Estimates costs and requisitions materials and supplies.

    + Lead a small team of maintenance workers in completing preventive and corrective maintenance tasks.

    + Respond to emergency repair calls and resolve issues in a timely manner.

    + Assist with inventory control of tools, materials, and supplies, and maintain maintenance records while supporting the generation of required reports

    Minimum Qualifications

    Qualifications (required):

    • Graduation from a high school trade or vocational program with courses in building construction.

    • Three (3) to Four (4) years’ of experience in general building maintenance work.

    Qualifications (preferred):

    • Preferably 1 year of advanced training in building construction or trades work.

    • Preferably 1 year of experience which has been in a supervisory capacity.

    EQUIVALENCY

    + Equivalent combinations of education and experience that provide the required knowledge, skills, and abilities will be evaluated on an individual basis.

    Knowledge, Skills, and Abilities

     

    + Knowledge of methods, tools, materials, equipment and standards employed in general building maintenance work.

    + Skill in mechanical aptitude.

    + Skill in observation.

    + Skill in displaying tact in interacting with department personnel, contractors and others.

    + Ability to supervise the work of others.

    + Ability to make estimates for materials and supplies.

    + Ability to read and interpret blueprints and construction drawings.

    + Ability to display initiative and resourcefulness in handling and solving difficult building maintenance problems.

    Licenses, Certifications, and Other Special Requirements:

    + Employees may be required to provide and operate a motor vehicle on a mileage reimbursed basis, Valid State of Michigan Operator License is required.

    Physical Demands:

    + The employee generally engages in light to strenuous physical activity which may include operating machinery, motor vehicles, heavy equipment, and using tools for an extended period of time.

    + The employee is expected to move about and ascend/descend (e.g. stairs, ladders, trees etc.) to accomplish tasks.

    + The employee must be able to lift, push, pull, and carry up to fifty (50) pounds.

    Work Environment:

    + Work is performed in indoor and outdoor environments with potential exposure to conditions which may include fumes, extreme heat and cold, wetness, loud noise, dust, inclement weather and hazardous chemicals.

    + Some work requires travel to meetings, conferences, and other work sites with exposure to seasonal weather conditions.

     

    Candidates considered for placement in this classification may be subject to a Criminal Background Investigation based on the requirements of the position.

    RETIREMENT BENEFITS

    City Employees Retirement System

    As a regular City employee you automatically become a member of the General Retirement System. This entitles you to a retirement allowance after:

     

    • Completion of thirty (30) years of service;

     

    - At age sixty (60) if you have at least ten (10) years of service, or

     

    - At age sixty-five (65) with eight (8) years of service.

     

    • In the event of disability, other eligibility rules apply);

     

    - An early, actuarially reduced, retirement is offered after you have attained at least twenty-five (25) years of service;

     

    • Employees are vested after ten (10) years of service, regardless of age.
