    Description of Work Unit

     

    The Building Automation Services group ( BAS ) works to provide quality services in order to maintain the campus building control systems for the benefit of the university community, by providing a safe comfortable environment conducive to the educational and research requirements of Colorado State University.

     

    The Building Automation Services group ( BAS ) provides quality trade maintenance services, which includes mechanical (heating, ventilation and air conditioning ( HVAC ), refrigeration, etc.), electrical systems, and small construction project management in relation to BAS HVAC systems. These services are to create and maintain a functional environment that meets or exceeds the University’s needs for instruction, research and outreach.

     

    The Building Automation Services group ( BAS ) provides services to monitor, operate, maintain, improve and expand the campus wide BAS networked controls, graphics and alarm management systems. Major building components effected are heating, ventilation, cooling and refrigeration. Buildings included are used for instruction and research and contain technologically advanced and bio-safety level III containment and drug manufacturing facilities all of which are utilized in research on the campus.

    Position Summary

    This position functions as the Work Lead, position assigns day to day tasks, monitors workflow, schedules projects work, and provides feedback to unit supervisor.

     

    This position exists to develop, operate, and modify automated control sequences and hardware associated with major mechanical system components. This position regularly makes complex operational decisions at levels that require the interpretation of variables from multiple sources. The result of such decisions balances the mandated energy policy and code compliance with a building environment conducive to safe and productive occupancy.

     

    This position provides technical advice, trend study analysis, and programming assistance to energy services contractors, as well as in-house staff. Designs and applies alternate controls sequences specifically for the purpose of energy savings, and provides integration assistance with third party equipment and software manufactures as a means of data collection and control associated with energy savings opportunities.

    + Experience Only:Three (3) years of relevant experience in an occupation related to the work assigned to this positionsuch as skilled experience installing, operating and programming for HVAC Control systems, or working with Building Automation Systems.

    Duty/Responsibility

     

    Provides leadership and priorities to other positions within the organization as stated in the “Line Staff Authority” section of this document. Writes and advises appropriate software programming and hardware installation for new, and retro commissioning projects. Diagnose all types of HVAC control system problems on an as needed basis. Provide training to other staff on systems and components, digital, pneumatic, electric. Help resolve and troubleshoot building automation control problems. Integrates new and retrofit devices to the BAS network, update and modify the database to reflect new systems and their associated alarming. Provides construction test/verification and commissioning services. Works closely with internal and external customers to provide support and insight on new projects to avoid design, install, software, networking and/or naming inconsistencies. Installs/programs standard and complex digital control systems for monitoring and control of university, and auxiliary building HVAC systems.

     

    This individual will be responsible for maintaining all Building Automation Systems, software, and associated databases. Create, Modify, and simulate programs for devices on campus using proprietary programming tools. Download and test functionality of modifications to insure proper operation. Map all associated points to operator workstations. Assist campus engineers with retro commissioning of existing buildings and provide support to commissioning agents for all projects on campus.

     

    Maintains and administers the Building Automation and OPC platforms. Be able to navigate all three of the “front end” applications (Envision, Extend Architecture, and Insight) for the three controls vendors: Alerton, Johnson Controls, and Siemens. Integrate all types of proprietary systems into an OPC platform. Must be able to identify, troubleshoot, and diagnose any alarms or issues that other controls technicians, or technicians of other trades, may need assistance in dealing with through the front end programming applications. Set up and explain process control trending, alarming and graphics to customers. Allow user interaction to build and edit trend data as necessary for a variety reasons. Manage trends, alarming, and graphical interfaces and associated data in a Sequel database.

    Job Duty CategorySenior Programmer for BAS Systems

    Duty/Responsibility

    Installs/programs standard digital control systems for monitoring and control of university, and auxiliary building HVAC systems. This position will be the lead individual for all BAS systems on campus and provide support and training to all other controls technicians. This individual will be responsible for maintaining all systems, software, servers, and associated databases. Create, Modify, and simulate programs for JCI N2/BACnet devices on campus using HVAC PRO , GX9100, and CCT programming tools. Create, Modify, and simulate programs for Alerton BACnet devices using Visio Logic programming tools. Download and test functionality of modifications to insure operation. Map all associated points to operator workstation in Metasys. Assist campus engineers with retro commissioning of existing buildings; provide support to commissioning agents for all projects on campus. Provide assistance with design and submittal review for all projects on campus.

     

    Integrate and install new heating ventilation and air-cooling systems on a web-based hypertext transmission protocol platform. Write software to accomplish heating, ventilation, and cooling sequences and alarming. Maintain integrity of this data and structure. Troubleshoot software issues within Building Automation System platforms. Some examples include, but are not limited to; unbound references, NAE , NCE , SNE , ACM , routing problems, online/offline issues, etc. Must be able to seek out and use all resources to problem solve. If deemed necessary, should be able to seek out tech support and/or customer assistance. Resolve these issues before they become problematic. Establish programs to fix problems or resolve issues. Aggressively maintain and back-up in multiple locations of this database. Establish alarms and reports

     

    Utilize software that is essential to build and adjust alarming and trending for JCI , Alerton, and Siemens systems installed in buildings on campuses. Able to build and adjust trends used to monitor both long term and short term issues. Able to make minor modifications and manipulate graphics that reflect all of the buildings and their systems, which is an essential tool for all of the controls technicians, and HVAC technicians, as well as many other personnel throughout Facilities Management and their contracting peers.

    Respond to work orders that require immediate attention to buildings on multiple campuses: Main Campus, South Campus, East Campus, Foothills Campus, and the ARDEC Campus. These DIN (Do It Now) calls demand that the tech has knowledge in multiple disciplines including HVAC , Electrical, TAB , HVAC system knowledge, and device/controller knowledge.

     

    Assist various trades in their tasks and duties related to buildings on all of the campuses: Main Campus, South Campus, East Campus, West Campus, and the ARDEC Campus. Controls Technicians will continually be used as a resource to other trades in wide range of ways, such as overriding and manipulating equipment for motor/pump technicians, or overriding and manipulating steam equipment for plumbers, or assisting HVAC technicians with anything from device and controller issues to system manipulations using multiple controls vendors’ equipment on the different campuses.

     

    Assist with the dispatching of alarms populated through the Iconics Alarm Management System out to appropriate shops and personnel. This involves viewing, troubleshooting and triaging incoming alarms through the multiple front ends for the BAS ( JCI , Alerton and Siemens). Once the alarm has been verified the Work Control Center is notified with information on how to proceed.

    Provide assistance with design and engineering in relation to Building Automation Systems for the construction of new buildings on campus. This individual will work with the contracting tier to verify that CSU Construction Standards are met and assist in the development of the Building Automation System ( BAS ). To accomplish this the individual will review and approve design documents and programming, attend contracting meetings, complete construction site walks, participate in functional testing and commissioning, and communicate with all parties in the contracting tier.
