Position Summary:
The Director of Leasing is responsible for leading the growth, relocation, and portfolio optimization strategy across an assigned region within Dollar Tree’s real estate portfolio. This role oversees a team of Real Estate Managers and drives site selection, deal negotiation, and execution to support the company’s new store development, relocations, and lease renewals.
Key Responsibilities:
+ Lead, train, and manage a team of Real Estate Managers responsible for identifying and securing strategic locations for new store openings and relocations.
+ Oversee the end-to-end site selection process, ensuring alignment with financial, operational, and strategic objectives.
+ Approve proposed sites and negotiated lease terms prior to submission for Real Estate Committee approval.
+ Negotiate leases, renewals, expansions, and relocations in accordance with company standards and market dynamics.
+ Ensure timely and accurate completion of all lease documentation and transaction-related paperwork.
+ Partner with cross-functional teams including Legal, Construction, Finance, and Operations to facilitate seamless project execution.
+ Track and manage real estate pipeline activity, timelines, and deliverables across assigned regions.
+ Represent Dollar Tree in landlord and broker negotiations, maintaining professional relationships and securing competitive lease terms.
+ Ensure all real estate transactions support the company's growth goals while minimizing occupancy costs and maximizing long-term value.
Qualifications:
+ Bachelor’s degree in Business, Real Estate, or related field (or equivalent relevant experience).
+ Minimum 10 years of experience in retail real estate with strong knowledge of leasing, market dynamics, and site selection strategy.
+ At least 8 years of experience managing and developing a high-performing team.
+ Demonstrated success managing multiple real estate projects in a fast-paced, high-growth retail environment.
+ Strong negotiation skills with a track record of closing complex lease transactions.
+ Excellent communication skills, both written and verbal.
+ Highly organized with strong time management and prioritization skills.
+ Customer-focused and solution-oriented approach.
+ Able to maintain confidentiality and exercise sound judgment.
+ Proficient in Microsoft Office Suite and real estate tracking systems.
+ Willingness and ability to travel extensively.
Start Rate = $130k - 170k based on experience + Bonus + RSUs
