    We’re looking for a Facility Operations Specialist (FOS) to support our EMS division in Centennial, CO. In this role, you'll help maintain and enhance operations across our facilities in Arapahoe County, developing maintenance programs, inspecting and repairing equipment, and ensuring infrastructure and equipment perform at their best.

     

    We are looking for a candidate with strong technical expertise, a proactive approach, and a commitment to safety, efficiency, and cost-effective solutions.

    DUTIES AND RESPONSIBILITIES:

    + Set up and manage maintenance programs using OEM manuals and CMMS tools.

    + Monitor and troubleshoot facility systems, including HVAC, plumbing, and BAS (e.g., Trane Tracer).

    + Diagnose and repair HVAC and plumbing issues, including replacing parts, calibrating sensors, and handling emergency fixes.

    + Install and maintain utility piping (compressed air, gas, water, sewer) and clear clogged drains and lines.

    + Perform general plumbing tasks, including installing or repairing water heaters, sinks, faucets, toilets, urinals, and more.

    + Replace filters in HVAC units and maintain DI/RO water systems.

    + Inspect systems regularly to identify and resolve issues before they lead to breakdowns.

    + Service motors and pumps, including aligning shafts and replacing belts, bearings, pulleys, impellers, and other components.

    + Calibrate and repair temperature and control sensors in HVAC systems.

    + Inspect fire extinguishers, exit lights, and safety stations to ensure compliance with code requirements.

    + Assemble, modify, and dismantle modular furniture systems as needed.

    + Adhere to all safety guidelines, codes, and company procedures.

    Additional Functions:

    + Write Statements of Work (SOW) and collaborate with Procurement to establish maintenance contracts.

    + Manage vendors and monitor performance to ensure quality work.

    + Handle badge requests, enforce security protocols, and assist vendors on-site.

    + Perform general building maintenance as needed.

    + Operate and troubleshoot Direct Digital Controls (DDC), as required.

    + May conduct preventive maintenance on company fleet vehicles.

    + Travel to multiple locations regularly using a personal and /or company vehicle.

    + Track and submit mileage for reimbursement in accordance with company policy.

    + Perform other duties as assigned.

    Job Qualifications:

    + Typically requires a two-year technical degree, trade school equivalent, military class C school, or Military Occupation Specialty (MOS), along with seven or more years of progressive experience as a stationary engineer, journeyman plumber, or HVAC mechanic. Equivalent professional experience may be substituted for education.

    + Must demonstrate considerable knowledge of construction industry mechanical concepts and regulations, as well as plumbing and mechanical codes.

    + A two-year technical degree or trade school equivalent is desired.

    Must Possess:

    + Ability to read and understand blueprints, wiring diagrams, and technical drawings.

    + Strong organizational skills with the ability to prioritize daily tasks effectively.

    + Proficiency in identifying and resolving routine issues with minimal guidance.

    + Clear communication skills, including the ability to document work and interact effectively with team members and supervisors.

    + Competence in basic shop math.

    + Skill in using hand tools, power tools, and measuring equipment.

    + Physical ability to climb ladders, lift 50+ lbs., and work safely at heights using lift equipment and PPE.

    + Willingness to learn and safely operate a variety of equipment.

    + Familiarity with Microsoft Word, Excel, and PowerPoint; experience with Procore, Bluebeam, or MS Project is a plus.

    + Reliability and punctuality.

    + Experience using SAP and CMMS systems is required.

    + Familiarity with Trane Tracer® BAS is a strong plus.

    Additional Requirements:

    + Must be customer-focused and possess:

    + A valid Colorado driver’s license with a good driving record verified by the DMV.

    + EPA certification in refrigerant recovery.

    + Strong analytical skills to utilize building automation systems for determining the status of operating equipment.

    + Strong interpersonal skills to collaborate with employees, outside vendors, and contractors.

    + Strong verbal and written communication skills for accurate documentation and reporting.

    + The ability to resolve moderately complex issues requiring evaluation and interpretation.

    + Solid knowledge of computer operations and applications relevant to the field.

    + Ability to work independently or as part of a team.

    + Ability to remain "on-call" for emergency response during non-regular business hours.
