Job Overview

We are looking for a **Maintenance Turnover** to join our team at 7500 York Cooperative in Edina, MN! This position is responsible, under the direction of the supervisor, for maintenance and updates in senior living apartment unit turnovers.

This maintenance schedule includes;

+ 80 hours every two weeks ; Full time

+ Day shift

+ No Weekends! On call for maintenance emergencies.

Responsibilities

+ Performs routine maintenance duties:

+ Understands the process and timelines for refurbishing units in turnover

+ Performs routine inspections, makes repairs, and documents on the vacancy of a unit

+ Schedules and perform assigned work order requests for turnover units within a timely manner

+ Prepares turnover units by removing walls, cabinets, countertops and gutting closets as directed by the Refurbishing Coordinator, and when approved, as necessary, by the Board of Directors

+ Assists in coordinating projects and/or repairs to be done by outside contractors. Sees that the projects are done in a timely manner

+ Monitors that professional contractors are performing their contracted services

+ Performs general repairs:

+ Safely works with small hand tools and power tools such as screwdriver, hammer, pliers, drill, table saw, ohm meter, etc

+ Changes belts on motors and filters in fan coil units

+ Performs limited light electrical repairs under approval of the Refurbishing Coordinator

+ Performs light plumbing work, such as cleaning stoppages, replacing fittings, toilet repair, showerhead replacement, etc

+ Performs light HVAC work such as filter changes, drain cleaning, observation of items of potential concern, and general cleaning as instructed by Director of Property Maintenance

+ Moves and installs appliances

+ Installs towel bars, medicine cabinets, and vanity tops

+ Repairs damaged tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, and locks, etc

+ Performs carpentry work, fitting doors, and other solutions as needed

+ Provides updates to the Refurbishing Coordinator regarding completed service tasks for the day

+ Performs all other duties as assigned

Required Qualifications

+ One to three years of previous experience

+ Must have a basic understanding of Microsoft Word, Excel and Outlook

Preferred Qualifications

+ Vocational/Technical Training or Associate Degree: HVAC or related

+ Three to five years of previous experience
