The AWS Strategic Portfolio Management Team is looking for a talented, experienced Portfolio Analyst based in our Seattle, Austin or DC corporate office campuses. In this role, you will be a key member of the Strategic Portfolio Management Team and will report directly to the Sr. Lease Administration Manager. This role will be responsible for supporting the day-to-day management of payment and contract abstraction related activities to support the existing and expanding data center portfolio.
The ideal candidate is detail oriented with strong written and verbal communication skills that can work independently. Candidate should possess a high level of financial acumen and be able to excel in an extremely fast-paced environment with a high degree of ambiguity.
Key job responsibilities
• Perform quality reviews of contract and invoice abstraction
• Provide abstraction guidance for third party abstraction service provider
• Ingestion, review, payment, and auditing of rent and power data center and colocation invoices
• Partner with key stakeholders to help ensure accurate and timely contract setup and payment
• Processing of payments in line with internal Spend & Transaction Policies and contractual terms
• Support the preparation of monthly portfolio metric and variance reporting
• Manage Landlord account reconciliations
• Support the Landlord onboarding process
• Support contract and payment inquiries for internal and external customers
• Support lease auditing activity
• Track cost savings and avoidance
• Lead special projects

Basic Qualifications
• BA/BS degree in Business, Real Estate, Accounting or related experience
• Minimum five years of demonstrated experience in lease administration
• Experience in office, industrial, commercial, and/or data center real estate
• Minimum three years using lease administration software (such as TRIRIGA, Accruent, Tango, or similar)
• Minimum three years in Office Suite of products (Excel, Word, Outlook)
Preferred Qualifications
• BA/BS degree in Business, Real Estate, Finance or related experience with experience managing internal stakeholder relationships and working successfully across organizations to deliver results requiring collaboration and coordination with multiple teams
• Understanding of Lease Accounting standards (GAAP)
• Five or more years experience in lease administration, lease abstraction, or lease audit reviews
• Experience in data center/colocation real estate with experience with large, global real estate portfolios
• Strong written and verbal communication skills with the ability to present to leadership teams
• Ability to work independently, deal with large volume, and prioritize effectively in a complex, ambiguous and fast-paced environment

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $69,600/year in our lowest geographic market up to $148,800/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company. Dependent on the position offered, equity, sign-on payments, and other forms of compensation may be provided as part of a total compensation package, in addition to a full range of medical, financial, and/or other benefits.
