Description
Duties and Responsibilities:
+ Assist with planning, organizing, coordinating, and directing the construction, maintenance, repair, and remodeling of campus buildings and work in partnership with all building occupants and stakeholders.
+ Coordinate with architects, engineers, contractors, vendors, and maintenance personnel to ensure compliance with established building codes, safety laws and regulations, timelines, and standards of quality.
+ Manage facilities requests and maintenance for campus buildings, as well as the procurement and installation of required equipment.
+ Perform regular inspections of buildings, grounds, and security to identify repair / maintenance priorities and projects. Participates in estimates and evaluations of repair and project costs; monitors work of ATSU Security and Facilities personnel, vendors, and contractors.
+ Assist with managing maintenance and capital budgets as they are related to construction and maintenance.
+ Assist with implementing cost effective practices that ensure appropriate budgetary quality control standards are met.
+ Assists in the review of new construction or remodel plans to assure compliance with ATSU facility maintenance standards.
+ Coordinate work activities between department units, contractors, and other campus groups through oral and written communications; inspect work performed and resolve deficiencies as needed.
+ Assist with and work in partnership with building leadership to develop and administer preventative maintenance programs and related records, including preparing detailed procedures and work instructions, scheduling, monitoring equipment operations, and entering data into appropriate systems.
+ Utilize work request software system to track and assign work requests.
+ Acts as a representative for ATSU in working with the state, county, and city inspectors.
+ Facilitate and coordinate emergency alarm responses during normal business hours to including after hours and emergency situations.
+ Maintain facilities planning and operations documents, including technical manuals, maintenance schedules, equipment replacement program, vendor files, maintenance, and work orders.
+ Maintain positive working relationships with vendors, contractors, patients, students, community partners and other key stakeholders.
+ Respond to emergencies during regular and after hours, as well as closures including adverse weather to ensure that all facilities are protected and remain operational.
+ Assist with maintaining space inventory.
+ Maintains a broad working knowledge of materials, systems and code requirements related to maintenance of patient care, educational and office facilities.
+ May at times perform general maintenance tasks.
+ Performs other duties as assigned.
Requirements
+ Four-year college degree.
+ 5 – 10 years’ experience in facilities management and safety or related field
+ Demonstrated ability to work effectively in academic and clinical settings with faculty, students, staff, and external constituencies.
+ Budget management.
+ Ability to conduct root cause analysis and research appropriate solutions.
+ General knowledge of building trades.
+ Experience working with building automation and work request systems.
+ Ability to read and understand blueprints.
+ Ability to understand and follow specific instructions and procedures.
+ Aptitude for meeting deadlines.
+ Capacity for reading, understanding, and following safety procedures.
+ Intermediate computer skills in Microsoft Word and Excel
+ Effectively use email and automated calendaring systems.
+ Maintain records and reports in computerized and written formats, compliant with regulatory requirements.
+ Able to multitask, prioritize, and manage time efficiently.
+ Adeptness in guiding, directing, and coaching others regarding the application and interpretation of technical issues.
+ Self-motivated and self-directed.
+ Strong written and verbal communication skills.
+ Customer service skills.
+ A valid state driver’s license
The salary range for this position is 88,550 to 132,880 based on experience.
