    Description

    We are looking for an experienced Sr. Property Accountant to join our team in Dallas, Texas. This long-term contract position will be 100% onsite. The Sr. Property Accountant will have responsibilities within the fund accounting group with the primary focus on monthly, quarterly, and annual accounting and reporting responsibilities for fund operating and development properties.

    Responsibilities:

    + Accounting and reporting for development and operating projects

    + Monthly general ledger close for specific assigned projects in accordance with GAAP and/or Fair Value, including preparation of all necessary journal entries, within required deadlines

    + Research, reconcile and resolve issues for all balance sheet accounts on assigned projects

    + Review income statements & balance sheets at month-end for specific transactions on assigned projects

    + Set up and record wires for cash contributions, distributions, draw fundings, interest expense, management fees, and other fees

    + Work with Development Directors and team to ensure all documentation required for the monthly draw submission is received timely

    + For projects under construction, set up initial contract and input change orders into job cost system, including recording and tracking retainage

    + Reconciliation and preparation of monthly draw package for equity and/or loan funding purposes

    + Record monthly draw fundings and prepare wire transfers

    + Monthly calculation of development and/or property management fees

    + Monthly preparation of Project Cost Summaries showing status of construction for development properties

    + Assist with monthly capital calls to each of the joint venture partners, as required

    + Preparation of monthly/quarterly reporting package for joint venture partners

    + Work with Accounting Manager(s) to determine adequate cash availability for weekly check runs

    + Communicate and provide information to development directors, property managers, capital partners, auditors, corporate accounting, tax department, lenders, and others as needed

    + Direct offshore teams, including task delegation, training, and review of deliverables

    + Assist with the accounting for property acquisitions and dispositions, including review and summarization of related documents and journal entry preparation in accordance with GAAP

    + Prepare schedules related to investment sales and ensure accurate recording of related entries in the general ledger

    + Prepare GAAP financial statements and supporting schedules and assist with recurring audits of financial statements

    + Compliance with lender reporting requirements

    + Assist with the preparation of annual CAM reconciliations and operating budgets for operating projects, within required deadlines

    + Ad hoc requests and special projects

    Requirements

    + Bachelor’s degree with a major in Accounting required

    + Previous accounting experience and/or CPA preferred

    + Minimum of 3 years’ experience in public accounting, fund accounting, and/or commercial real estate accounting (development, operations, co-investments preferred) required

    + Advanced proficiency in Excel is required and Power BI preferred

    + Strong organization, planning, and analytical skills

    + Demonstrated initiative, proactivity, resourcefulness, and a strong work ethic; team-oriented mindset

    + Ability to manage multiple tasks efficiently in a fast-paced environment

    + Ability to meet deadlines

    + Ability to interpret language in governing documents: Partnership Agreements, Purchase and Sale Agreements, Development Agreements, Loan Agreements, Property Management Agreements, etc.

    + Strong communication skills, both written and verbal

    + Flexibility and adaptability in a dynamic work environment

    + Ability to work independently with minimal supervision

    + Ability to manage multiple tasks in a fast-paced environment

    + Strong organization, planning, and analytical skills

    + Experience with JD Edwards accounting software or similar system preferred

    + Understanding of full life cycle accounting of real estate projects from acquisition, development, operations, and disposition is a plus

    + Experience working with partnership waterfalls is a plus
