Job Brief
Manage, advise and schedule trade mechanics in the implementation of a comprehensive program of preventative maintenance and repairs for agency operated facilities.

Position Summary
Manage the implementation of outsourced contracts applicable to building maintenance, life safety, and/or municipal, state and OPWDD regulations. Conduct facilities assessments identifying, confirming and/or recommending modifications & enhancements pertinent to an aging population and outdated facilities.
Position Duties
1. I nterview, hire, evaluate, and provide guidance to maintenance supervisor and maintenance workers.
2. Develop and implement staff schedules.
3. Evaluate and prioritize all work orders.
4. Estimates labor and material cost where applicable.
5. Manages and implements agency wide pest control program. Establishes lines of communication between Contract Exterminators and agency personnel.
6. Co-ordinates agency requests to move/dispose of items from facilities, such as furniture.
7. Implements agency and departmental policies and procedures as required.
8. Collaborate with Executive Director and Associate Executive Director in the development of departmental in-services for supervisor and workers. Schedules and conducts a program of safety and performance related in-services for supervisor and workers.
9. Receive and assign emergency calls after working hours and on weekends.
10. Execute, update and incorporate new standards & regulations for the department’s monthly, quarterly, semi-annual and annual preventive maintenance program.
11. Schedule and conduct assessments pertaining to facilities improvement projects. Make recommendations regarding what projects to include on the facilities project lists. Participate in the planning and implementation of Facilities Improvements.
12. Assist with the development and implementation of POCA’s for State audit citation pertaining to physical plant and life safety. Become familiar with NFPA LSC and how it applies to CP facilities.
Position Requirements
1. Minimum of 5 years management experience within the skilled trades.
2. Knowledge of the practices and techniques of the trades in order to manage plumbing, electrical, carpentry, HVAC and masonry contractors.
3. PC skills, including MS Office Work and MS Excel
4. Good communication skills.
5. Experience preparing scopes of work, layouts, and cost estimates for renovation projects.
6. Experience working and collaborating with sub-contractors
7. Familiar with basic reading of blue prints and mechanical drawings.
8. Familiar with trade tools and equipment for the various trades.
9. Valid driver’s license. Willing to drive to/from all agency facilities.
Educational Requirements
Bachelor's degree required. Master's degree preferred.
