    Summary/Objective:

    The Estimator is responsible for preparing competitive bids for assigned commercial construction projects. These projects may include hard bid, negotiated, and design/build opportunities. The Estimator plays a key role in the preconstruction process by evaluating documents, obtaining subcontractor pricing, and contributing to the development of strong industry relationships.

    Essential Functions

    + Analyze drawings and specifications to understand project scope and prepare accurate bids.

    + Proactively reach out to subcontractors across all trades to solicit pricing and ensure broad coverage.

    + Build and strengthen relationships with subcontractors and suppliers to support successful project outcomes.

    + Attend pre-bid meetings and site visits to evaluate site or building conditions when necessary.

    + Request, track, and review subcontractor proposals for completeness and accuracy.

    + Coordinate with bidders to ensure all components of the bid are covered prior to finalizing the estimate or GMP.

    + Review preliminary through final construction documents for assigned preconstruction projects to develop budgets.

    + Collaborate with the lead estimator and project team to discuss scopes, pricing, and constructability.

    + Support the Project Manager during the buy-out process by sharing relevant estimate details.

    + Assist the lead estimator with maintaining historical cost data, unit pricing, and project benchmarks.

    + Manage multiple estimates simultaneously, maintaining organized schedules and deadlines.

    + Lead hand-off meetings when a bid is awarded to facilitate a smooth transition to the construction team.

    + Develop knowledge of the construction process, including a variety of building systems and finishes.

    + Expand understanding of trade-specific scopes and how they impact overall project delivery.

    Supervisory Responsibilities:

    This position does not include direct supervisory duties but may serve as a mentor or resource for other team members.

    Work Environment:

    The role is based in a dynamic office setting, with occasional field visits for site assessments and pre-bid meetings. Appropriate Personal Protective Equipment (PPE) must be worn during site visits as needed.

    Physical Requirements:

    The Estimator primarily works at a desk and may spend extended periods on the screen. Occasionally, the role may require lifting up to 15 lbs. During site visits, climbing ladders or walking on uneven surfaces may be necessary.

    Position Type/Expected Hours of Work:

    This is an exempt, full-time position. Hours of work are Monday-Friday, with 40 hours per week being the minimum expectation.

    Travel:

    Most work will be completed in-office. Occasional travel to project sites, pre-bid meetings, or training events is required. A company vehicle will be provided for business-related travel.

    Required Education and Experience:

    + High School Diploma or equivalent

    + Basic understanding of construction methods, materials, and terminology

    + General IT literacy

    Preferred Education and Experience:

    + Two or more years of experience in construction estimating

    + Experience with Viewpoint, Bluebeam, Office 365, and bid software (e.g., SmartBid)

    Work Authorization/Clearances:

    + Must possess a valid driver's license

    + Must pass a pre-employment drug screening and Motor Vehicle Record (MVR) check
