    Reporting to the Director of Facilities Operations and Services at the University at Albany, the Assistant Director of Facilities Operations and Services (FOS), provides a critical role in preserving, modernizing and creating facilities that empower the University at Albany's education, research, and community service goals, The Assistant Director of Facilities Operations and Services is responsible for the leadership and management of the operations and services of the Residence Halls, University Apartments, Downtown Campus, Preventative Maintenance Program, Facilities Management Operations Center, Event Coordination, and the Hazardous Material team.

    Primary Responsibilities:

    + Residence Halls and Campus Apartments - Manage maintenance operations for all university residential facilities; coordinate with housing and student affairs to ensure timely response to maintenance requests; and oversee contractors and in-house staff for repairs, renovations, and emergency services.

    + Downtown Campus - Direct maintenance and repair operations for the university's downtown campus facilities; coordinate with academic and administrative departments to minimize disruption during maintenance activities; and ensure compliance with city codes and university standards.

    + Facilities Management Operations Center (FMOC) - Supervise the FMOC, ensuring adequate coverage and dispatch of maintenance personnel; implement and maintain a computerized maintenance management system (CMMS) and service request tracking; analyze service data to improve response times and customer satisfaction; and as needed provide estimates for FOS projects.

    + Hazardous Materials Management - Oversee the safe removal and disposal of hazardous construction materials (e.g., asbestos, and lead paint) through coordination with the in-house team or outside vendors; ensure compliance with OSHA, EPA, and local environmental regulations; maintain documentation and coordinate with environmental health and safety personnel.

    + Preventative Maintenance Manager - Maintain preventative maintenance system and manage a comprehensive preventative maintenance schedule for all university facilities; utilize CMMS to track and optimize maintenance activities; and monitor equipment performance and recommend upgrades or replacements.

    + Events Management Collaboration - Provide support for the primary facilities liaison for University events by assisting with the coordination of facilities support for campus events, including setup, breakdown, and maintenance needs; and ensure timely communication and resource allocation to support event logistics and safety requirements.

    + Lead and manage direct reports/team, providing guidance, support, and performance feedback to assure goals, programs, activities, and personnel practices are consistent with and contribute to the University's mission. Lead employees for maximum performance and dedication, fostering a positive and productive work environment. Complete performance management feedback and goals promptly and per requirements, offering constructive feedback and developing improvement plans.

    + Other reasonable duties as assigned

    + Maintenance Supervisor 1 - Empire Commons

    + Maintenance Supervisor 1 - Residence Hall Maintenance/Freedom Apartments

    + Maintenance Supervisor 2 - Downtown Campus & Alumni Quad

    + Staff Assistant - Estimator/Planner

    + Staff Assistant - Estimator/Planner

    + Staff Assistant - Event Coordinator for Facilities

    Job Requirements:

    + Strong knowledge of Microsoft Excel, Word, work management systems, and other relevant electronic software/tools.

    + Demonstrated verbal, written, analytical, and interpersonal skills with a proven record of successful interaction with various constituencies.

    + The ability to work independently, must display and promote professional integrity.

    Job Requirements:

    Minimum Qualifications:

    + Bachelor's degree in business, architecture, construction management, or related field from a college or University accredited by the US Department of Education or internationally recognized accrediting organization with three (3) years of relevant experience or Associate's degree or related field from a college or University accredited by the US Department of Education with seven (7) years of relevant experience

    + Asbestos Supervisor Certification

    + One (1) to five (5) years of experience in building operations or facilities management

    + One (1) year project management experience with demonstrated leadership and coordination of staff and responsibilities.

    + One (1) year of experience in managing budgets that align with priorities relating to operational and/or project needs.

    Preferred Qualifications:

    + Five (5) to ten (10) years of experience in building operations or facilities management

    + Masters's degree or related field from a college or University accredited by the US Department of Education or internationally recognized accrediting organization.

    + Demonstrated project management knowledge or experience

    + Asbestos Inspector Certificate

    + Code Enforcement Officer

    Working Environment:

    + Typical office environment

    + Ability to move throughout the campus on foot, including climbing stairs in all University buildings, and stairs and/or ladders on construction sites.

    + You must be in a State-funded UUP professional position (MC employees are not eligible).

    + You must have a permanent, term, or probationary appointment. Only temporary employees employed by UAlbany for three or more consecutive years can be considered eligible.

    Professional Rank and Salary Grade: Staff Associate, SL,4, $80,000-$90,000
