    • Director of Business Development – Land Development

     

    Employment Type: Full-Time, Permanent

     

    Salary Range: $250,000 – $300,000 base (plus performance incentives; \$10M+ book of business required for top-tier compensation)

    About the Role

    Are you a strategic rainmaker with deep roots in Southern California’s land development market? This high-impact opportunity is for a seasoned Director of Business Development to lead private-sector client acquisition, drive revenue growth, and shape the future of land development across California. You’ll focus on high-value projects—master-planned communities, mixed-use developments, commercial sites, and transit-oriented districts—while collaborating with technical and marketing teams to win work and build lasting client relationships.

     

    • Must-Have: While this role is business development-heavy, candidates must also contribute to billable project/client work. A minimum of 30% billable work is required, with 50% preferred. Candidates focused solely on sales or BD without technical delivery capacity will not be considered.

    Key Responsibilities Business Development & Client Acquisition

    + Identify and pursue private-sector land development opportunities starting at \$2M

    + Independently win work and bring in a book of business (non-negotiable)

    + Build and maintain a robust pipeline of qualified leads

    Revenue Generation

    + Meet or exceed annual revenue targets:

    + Entry-level BD: \$2M+

    + Senior BD: \$20M+

    + Accurately forecast revenue and contribute to budgeting

    Proposal & Pursuit Leadership

    + Lead RFP responses, proposals, and presentations

    + Collaborate with technical staff and marketing teams to develop winning strategies

    + Negotiate contracts and close deals

    Client Relationship Management

    + Serve as a trusted advisor to key clients, agencies, and municipalities

    + Represent the firm at industry events and client meetings

    + Build long-term relationships across the development ecosystem

    Strategic Growth & Market Insight

    + Contribute to the strategic growth of the land development business unit

    + Focus on high-value asset types: MPCs, mixed-use, commercial, TOD

    + Stay informed on market trends, regulatory changes, and competitive landscape

    Internal Collaboration

    + Coordinate across distributed teams without direct reports

    + Influence internal stakeholders and align with the Land Development Market Leader

    Required Qualifications

    + 10–15+ years in business development, with 5+ years in land development

    + Proven success in winning and managing large-scale private-sector projects

    + Existing book of business in Southern California (required)

    + Deep understanding of California land use and environmental regulations

    + Strong communication, negotiation, and relationship-building skills

    + Familiarity with CRM tools (Vision preferred) and Adobe Creative Suite (InDesign, Illustrator)

    + Technical background (PE, AICP, or civil engineering) preferred

    + Ability to contribute to billable project work (minimum 30%, ideally 50%)

    Pay and Benefits

    The pay range for this position is $250000.00 - $300000.00/yr.
