    **Salary** **Range** : $ 64,086 - $85,448 annually. Compensation will be commensurate upon experience and qualifications.

    Summary

    The Department of Facilities Services exists to serve the needs of the students, faculty, and staff by maintaining the natural and physical environment of the campus so that the vision, mission, and values of the University are accomplished. Under the direction of the Executive Director of Facilities Management & Operations, the Trades Manager will be responsible for managing, directing, coordinating, and participating in daily operations as it relates to the assigned area. This position will assist the Executive Director in planning, budgeting, directing, developing, implementing operational and strategic maintenance plans, goals, and objectives within the assigned area of Facilities Services for both general fund and auxiliary fund facilities to ensure effective, efficient, and cost-effective delivery of services. This position develops and maintains positive customer relationships with students, faculty, staff, and vendors. This position will review payroll and leave reporting. As essential personnel, this position will be required to remove snow and ice when seasonal conditions require it and respond to other campus emergencies if needed or required.

    Essential Functions

    The duties and responsibilities of the position include, but are not limited to:

    Strategic Direction – 5%

    + Manages and directs the development and implementation of yearly operational and strategic plans, goals, and objectives within the assigned Facilities Services area to ensure efficient and cost-effective delivery of services. Manages work order flow to direct reports and evaluates WebTMA in support of maintenance operations. Documents work requests, allocates staff work orders, runs reports, and maintains system data. Plans strategies to assess needs for future system development or system changes. Coordinates efforts with other members of Facilities Services and Auxiliary Services to optimize operational effectiveness and efficiencies. Conducts regular process analyses to continually evaluate and improve system performance.

    Budget Management and Work Group Financial processes – 15%

    + Guides and directs the department work groups purchases. Manages the General Fund and Auxiliary maintenance budgets, while working within financial objectives in partnership with Auxiliary departments to meet monthly and yearly targets. Works with the Materials, Acquisition and Distribution Manager and vendors to streamline department ordering and delivery processes. Audits staff work orders to ensure chargebacks are accounted for. Establishes and coordinates the purchasing of equipment and supplies so campus service requirements are maintained. Keeps account of equipment and supplies using WebTMA. Responsible for timely processing and payment of external provider invoices. Performs materials and services research when required to determine product availability and cost. Assist in the creation of financial reports as needed. Assists the Executive Director in the yearly process of budget preparation.

    Operations Oversight – 40%

    + Leads, manages, and directs the assigned department work group. Monitors the quality of maintenance and repair work, ensuring campus maintenance and service expectations are met. Audits work orders to ensure staff are correctly completing each request per department standards. Develops and maintains services that are effective and efficient. Implements APPA level II guidelines to maintain standards and measure performance. Responds to customer service needs quickly and effectively. Uses WebTMA to effectively manage and maximize work unit service delivery. Develops, manages, and coaches staff so they effectively manage day-to-day operational tasks assigned within their areas of responsibility, providing effective technical leadership and direction in the maintenance, troubleshooting, repair, and operations of assigned buildings/areas and develops strategic plans to further improve the effectiveness of the group. Ensures equipment is managed and maintained so work group tasks are not interrupted due to poor stewardship behaviors.

    + Builds positive service relationships with campus staff, faculty, students, visitors, and vendors and especially directors of Auxiliary buildings. Inspects and assesses the condition of General Fund and Auxiliary funded buildings to determine immediate and long-term maintenance requirements. Ensures vehicles assigned to the work group are maintained and functioning according to specifications, policies, and procedures. As essential personnel provide task leadership and participate in the removal of snow and ice when seasonal conditions require it. Responds to emergencies on campus related to loss of power, fire, flooding, HVAC breakdowns and loss of refrigeration or when safety and security actions are required. Participates in the Facilities Services emergency preparedness response plan and related duties. Is knowledgeable of sustainable practices and implements these practices in coordination with the Office of Sustainability, and various state and external agencies. Collaborates with the Office of Sustainability staff members to organize and support the work of resource conservation in campus buildings. Drives department vehicles to support these activities.

    Supervision – 20%

    + In accordance with Human Resources rules, policies, and guidelines, manages and develops assigned personnel. Prepares yearly evaluations, performance plans, performs coaching/counseling sessions, and other human resources related requirements. Reviews PDQs for congruence with job duties. Updates information as needed. Resolves staff conflict issues immediately, documenting incidents and solutions. Handles disciplinary actions working in accordance with personnel and university policies. Assists staff in professional development and job-related performance. Ensures staff are meeting safety program objectives and behavior practices. Participates in the hiring process for new maintenance employees. Prepares hiring documents according to Human Resources policies and department practices. Conducts department orientations. Works with Facilities Services administration staff and Executive Director to meet staffing objectives. Processes employee leave.

    Controlled and Preventative Maintenance – 10%

    + Participates in the data collection and execution of the State of Colorado's Controlled Maintenance program and reporting. Develops and manages the preventative maintenance program and systems within the assigned department work group to meet yearly stewardship objectives. Responsible for the ongoing updating of the preventative maintenance program with the WebTMA system and its execution by staff. Conducts periodic inspections of the University buildings, reporting results to the Executive Director and to Auxiliary Services unit heads as appropriate. Any building deficiencies are added to the maintenance schedule within WebTMA.

    Operational/Project Support – 5%

    + Participates in maintenance projects/tasks as needed or required based on complexity. Puts together bids/estimates from various supply distributors and vendors for campus maintenance/repair projects. Recommends process improvements and/or equipment recommendations for more efficient operation. Schedules and coordinates most efficient and/or productive means of completing the task. Manage and complete small in-house project as assigned. Provides technical support for small/large projects managed by the Planning, Design and Construction group. Support includes reviewing drawings, specifications, and control "sequence of operations" to ensure designs meet University guidelines/standards. Coordinates outages related to projects, performs quality assurance inspections, attends project walk-throughs, and assist with new system startup/commissioning as required. Effectively responds to and communicates with customer's using the WebTMA system, phone, email and face-to-face. Ensures compliance with department, state, and federal rules and regulations (i.e., ICC codes).

    Other Duties as Assigned – 5%

    + Work of a similar nature to the other specific duties assigned.

    Qualifications

    Qualifications

    + Experience related to maintenance/construction is required.

    + Leadership experience at a supervisory/management level managing various trades' personnel (carpenters, painters, locksmiths, HVAC, etc…) is required.

    + Experience with a work request/work order software system is required.

    + Must possess and maintain a current, valid driver's license.

    + Experience working within higher education and/or State of Colorado is highly desirable for the position.

    + Experience working with college/university auxiliary facilities is preferred. **Physical Requirements**

     

    While performing the duties of this job, the employee is frequently required to stand and walk. This position involves climbing, balancing, stooping, kneeling, crouching, reaching, handling and fine motor skills. Tasks may involve looking at computer screen continuously for long periods of time. Talking and hearing within normal range. Clarity of vision for 20 feet or more, depth perception and accommodation, and the ability to identify and distinguish colors. The employee must occasionally lift and/or move up to 100 pounds and frequently required to lift and/or move up to 50 pounds. This position may be asked to remove snow and ice when seasonal conditions require it. Working conditions: this position will have exposure to extreme cold, heat, and atmospheric conditions. May have exposure to electrical shock, exposure to toxic or caustic chemicals.
