**LoopNet Auctions by Ten-X** is a member of the CoStar family and powers 90% of all online commercial real estate transactions. Position Summary
The Ten-X Sales Engineer is responsible for preparing assets for sale at auction. Through their real estate transaction expertise, they advise clients on how to best prepare and present the offering, ensure complete and organized due diligence is available to buyers, and support the broker’s buyer engagement as needed to sell the property at an auction.
As a Ten-X Sales Engineer, you will drive business growth by understanding customer needs, providing solutions and effectively articulating the value of our auction products and services. Your role will be pivotal in effectively communicating auction strategies to each seller, broker and buyer that you engage with. Educating each broker and seller as to the structure of how to conduct a successful auction will be instrumental in ensuring success on auction day. This component is key to the success of the position as auction strategies differ significantly from a traditional commercial real estate sale.
Objectives of the Role
+ Prepare every listing in a complete and detailed manner to reduce buyer risk and maximize buyer participation.
+ Identify and qualify key buyer prospects, encourage their auction participation, and capture their investment profile.
+ Develop and maintain strong customer relationships to increase customer satisfaction and loyalty.
+ Mitigate and suggest solutions and strategies to ensure assets are sold as scheduled.
+ Strive to improve the company Net Promoter Score (NPS) through timely communication, setting proper expectations, and providing excellent customer service.
Responsibilities
+ Deliver a compelling value proposition of the Ten-X platform, benefits, and collaborate with decision-makers to effectively implement Ten-X products and services.
+ Maintain expert knowledge on the Ten-X Platform, staying abreast of product enhancements.
+ Solution sell the benefits of the Ten-X platform to overcome any objections and educate customers on the nuances of the various sales channels (e.g. Live Bid, Buy Now, etc.)
+ Understand our product/service’s technical features, functionalities and benefits
+ Obtain buyer feedback to provide owners with transparent feedback on their asset to educate ownership on the probability of sale at auction
+ Review contract expectations and terms with each interested party.
+ Curate a listing display page for each asset that generates interest in the asset and drives traffic to the listing display page
+ Conduct product demonstrations of the listing performance report and marketing center, deliver compelling presentations of asset performance throughout the marketing period to showcase the value of our Auction solutions.
+ Provide deal team support by reviewing all due diligence items for each asset, propose options on how to best set up each opportunity to maximize pricing on auction day.
+ Review listing performance report on a weekly basis with ownership and brokerage team, present updates on market feedback and pricing guidance for each respective assets, work with our internal marketing team to obtain additional support on an as needed basis for a specific asset
+ Offer post auction support to buy side customers to ensure they execute the contract within 2 hours and wire earnest money deposit within 24 hours of the auction ending.
+ Give active feedback and insights from the market to product development and marketing team.
+ Stay updated on industry trends and market dynamics.
Knowledge, Skills & Abilities
+ Advanced knowledge of commercial real estate and/or mortgage loan sale transactions including timelines, required documentation, and disclosures.
+ Demonstrated consultative sales approach and consulting capabilities for real estate assets.
+ Ability to present a professional image and demeanor to internal and external customers.
+ Ability to communicate effectively both written and verbally with internal and external parties (i.e. sellers, buyers, and brokers).
+ Demonstration of analytical and organizational skills, attention to detail, and ability to handle confidential material.
+ Advanced level of proficiency with technology and various systems.
+ Intermediate/advanced Microsoft Excel skills and basic knowledge of other Microsoft Office applications.

+ Various central lead and data sources, such as CoStar, LoopNet, etc.
Qualifications
+ A completed bachelor's degree from an accredited, not for profit university is essential.
+ Demonstration of commitment to prior employers.
+ Minimum of 4 years of related experience in commercial brokerage, asset management, commercial real estate transaction management, escrow and/or mortgage loan sale transactions including timelines, required documentation, and disclosures. Real estate broker or salesperson license, a plus!
+ Minimum of 4 years of demonstrated analytical and organizational skills, attention to detail, and ability to handle confidential material within the CRE arena.
+ Demonstrated sales support and consulting capabilities for real estate assets.
+ Experience in communicating effectively both written and verbally with internal and external parties (i.e. Sellers, Buyers and Brokers).
+ Understanding and mastery of specialized internal databases and reporting systems to provide relevant data and information to internal stakeholders and external clients.
+ Self-motivated, organized, a keen ability to multi-task and make independent decisions with minimal supervision.
+ Prior sales and account management experience in a business-to-business (B2B) environment selling CRE, financial securities, fintech/proptech, business intelligence or data & analytics is a plus

Pay Transparency
This position offers an annual base salary range of $90,000 - $100,000, based on relevant skills and experience and includes a generous benefits plan, as well as commission opportunities.
