    Engineer

    Job Description Summary

    Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds, conducting routine assessments, performance of day-to-day preventive and corrective maintenance, painting, and housekeeping for assigned properties

    Essential Functions & Responsibilities

    + Perform plumbing, electrical, and HVAC tasks for assigned building(s)

    + Maintain and service:

    + Heating equipment, chillers (air/water cooled), DX units

    + Pumps, cooling towers, fan coil units, VAV systems

    + Air distribution systems

    + Monitor and adjust:

    + Mechanical/pneumatic equipment

    + Steam stations, control gauges, distributor panels

    + Valves, thermostats, diffusers, etc.

    + Verify field conditions and perform necessary repairs or adjustments

    + Monitor energy management systems

    + Conduct general property repairs:

    + Doors, ceilings, hand railings, floors

    + Repair plumbing fixtures:

    + Toilets, urinals, flush valves, lavatories

    + Perform preventive maintenance per C&W standards and industry best practices:

    + Change filters, clean coils, flush condensers

    + Grease bearings, inspect belts, align pulleys

    + Monitor water chemical treatment systems

    + Clean cooling towers, perform annual inspections

    + Inspect and maintain:

    + Engine rooms, fan rooms, cooling towers

    + Motors, pumps, electric rooms, generators

    + Fire pumps, sump/ejector pumps

    + Replace lamps and light fixtures; maintain signage and cleanliness

    + Ensure emergency exits are clear and properly lit

    + Conduct fire/life safety inspections per NFPA, local codes, and C&W standards

    + Document and report activities to supervisor

    + Respond promptly to emergencies (fire, evacuation, equipment failure) and customer concerns

    + Comply with all applicable codes, regulations, and company directives

    + Complete annual C&W safety training

    + Follow C&W uniform and appearance standards

    Key Competencies

    + Technical proficiency in building systems

    + Problem-solving and troubleshooting skills

    + Effective communication and documentation

    + Safety awareness and compliance

    Education

    + High School Diploma or GED required

    + Trade school or apprentice program graduate preferred

    Experience

    + Minimum 5 years of experience in mechanical, electrical, and plumbing systems within commercial properties

    Additional Qualifications

    + Appropriate trade licenses/permits (e.g., Journeyman/Master Electrician, Refrigeration Certificate, Boiler License)

    + Universal Technician certification for CFCs (as required by market)

    + Valid driver’s license and clean driving record (where applicable)

    + Basic computing skills (Outlook, Excel, Word)

    + Experience with HVAC, boilers, pumps, refrigerant systems, compressors, water systems

    + Knowledge of energy management systems and building operations

    + Thorough understanding of building systems maintenance and repair

    + May be sole maintenance staff on duty during certain shifts

    + May require extended hours, shift work, or on-call duties

    Work Environment

    + Professional office setting

    + Use of standard office equipment (computers, phones, copiers, etc.)

    + Regular travel between properties in varying weather conditions

    Physical Demands

    + Ability to stoop, stand, climb, and lift 50 lbs. regularly

    + Frequent crouching and reaching to install/move equipment

    + Movement between departments, floors, and properties

    + Clear verbal communication and reading comprehension

    + Visual acuity for reading printed materials, drawings, and schematics
