What You Will Do:

+ Participate and coordinate with real estate due diligence efforts on potential or new land banks and properties, including: Evaluate opportunities to design & build new data centers by working with key stakeholders: Corporate Real Estate, Connectivity, Power & Construction teams.

+ Develop entitlement & permit timelines for new properties and data centers. Develop initial target investment budgets on design and construction for new properties.

+ Lead design, entitlement, and permit activities for key projects as assigned, new greenfields in particular

+ Ensure designs are consistent with QTS approved standards & evaluate areas where standards should be improved

+ Provides leadership, resources, and consultation for design teams for the generation of construction documents for interior environments, promoting adherence to QTS interiors standard design intent and execution

+ Coaches design and construction teams on project documentation and delivery compliance with the company design standards set forth by the QTS Standards Committee

+ Supports continuous improvement of company design standards and drives efficiency of standardized property development deployment

+ Create and communicate updates on development program & project status on a monthly basis suitable for executive level reviews. Effectively present information in a manner to support efficient decision making

+ Collaborate with Sales Engineers and Product teams to aid in custom deal solutioning for prospective clients within the applicable schedule and budget for an assigned location

+ Establish and maintain relationships serving as liaison with key QTS stakeholders

+ Create and build relationships that enhance QTS’s ability to be a leader in creating the World’s Most Valuable Data Center Real Estate

+ Work with the internal development team to enhance project management processes and protocols

+ Assist with special projects as needed

Basic Qualifications

+ Bachelor’s degree in Science or Engineering or equivalent professional experience

+ Five or more years of professional experience in commercial construction practices and procedures, including management of Lump Sum, Construction Management @ Risk, and Design Build project delivery methods from conceptual development through procurement to close out

+ Experience with Microsoft Office suite, specifically PowerPoint for use in communicating program updates to executive level, and Excel to create and maintain site program & individual project budgets

Preferred Qualifications

+ MBA, Masters in Engineering, Management, or related field desirable

+ Experience with delivery of mission critical data center facilities

+ Extensive experience with management of MEP trades
