    Job Description

    **Turner & Townsend** is seeking a **Senior Project Controls Manager** to join our growing team in the New York City metro area. This role is ideal for an experienced, and driven construction professional with strong experience in cost and schedule controls on large-scale commercial interior projects.

    Responsibilities:

    + Oversee cost and change control processes, including change order review, negotiation, and delay analysis.

    + Track and manage contingency drawdowns.

    + Reconcile actual costs with GMP/Schedule of Values.

    + Maintain and update owner cost tracking systems.

    + Review and validate GC cost reports and earned value reports.

    + Compile as-built cost estimates for benchmarking and maintain cost benchmarking databases.

    + Monitor and analyze schedule progress (actual vs. forecast).

    + Produce weekly progress updates and monthly management reports.

    + Attend and contribute to risk and change control meetings.

    + Ensure QA/QC processes are followed.

    + Support development of RFPs, SOWs, and service agreements.

    + Track proposal reviews, negotiations, and contract execution.

    + Coordinate supplier delivery plans and manage owner-furnished equipment logistics.

    + Administer contracts (retention, T&Cs, insurance, allowances, incentives).

    + Process and track invoices and payment applications.

    + Review financial reports to ensure alignment with budget targets.

    + Initiate and manage project closeout processes.

    + Track and collect all required closeout documentation (warranties, as-builts, O&M manuals).

    + Maintain on-site records and document control systems.

    + SOX control responsibilities may be part of this role, which are to be adhered to where applicable.

    Qualifications

    + Bachelor’s degree in Construction Management, Cost Management, Quantity Surveying, Engineering, or a related field.

    + 5–7+ years of relevant experience in project controls on large construction projects.

    + Experience with commercial interiors and/or corporate fit-outs is required.

    + Strong skills in cost and schedule management tools (e.g., Primavera P6, MS Project).

    + Proficient in Microsoft Office Suite (Excel, Word, PowerPoint).

    + Excellent communication, coordination, and organizational skills.

    Additional Information

    **The salary range for this full-time role is** **$130K-$150K** **per year.** Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package.  Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate’s experience and qualifications.
