Project Manager

+ Coordinate all activities with the Superintendent and project team.

+ Take full ownership of all project finances.

+ Organize, understand, and maintain up-to-date contract documents.

+ Prepare the project construction schedule with input from the Superintendent and required subcontractors.

+ Coordinate the intent and implementation of the final project budget.

+ Issue all subcontracts.

+ Plan and schedule projects effectively.

+ Prepare a master submittal schedule and submittal log.

+ Schedule and conduct regular owner and subcontractor coordination and preconstruction meetings.

+ Receive, review, document, and resolve all project-specific issues.

+ Receive, review, and process all subcontractor Requests for Information and Requests for Proposal forms.

+ Prepare, distribute, and acquire approval for all Owner Change Order Requests.

+ Prepare and distribute all subcontractor Change Orders and associated budget revisions.

+ Prepare and distribute the monthly Owner Applications for payment.

+ Oversee all project administrative logs and close-out activities.

Essential Skills

+ Commercial construction experience, including hotels, apartments, and retail projects.

+ Proficiency in project coordination and document control.

+ Experience with change orders and construction administration.

+ Ability to work independently.

+ Proficiency in Microsoft Office.

+ Ground-up experience on projects valued at $3M+.

+ Willingness to learn and adapt to processes.

+ Experience in site development.

Pay and Benefits

The pay range for this position is $100000.00 - $120000.00/yr.

50% health benefits paid for by client. 401k matching program offered after 1 year of employment.

Workplace Type

This is a fully onsite position in Chesapeake,VA.
