Job Description

The Maintenance Technician Supervisor - FMS supports Human Technologies’ mission of Creating Employment for People with Disabilities by ensuring employee safety, delivering high quality service leading to customer satisfaction, and managing labor and materials per project specifications as defined in the Statement of Work for assigned sites and contracts. Performs or supervises all facilities maintenance and repairs as well as snow removal, grounds and custodial services. The MTS is responsible for overseeing FMS work orders and projects resulting in customer satisfaction and positive financial performance at multiple sites within an assigned geographic area.

Requirements

Responsibilities:

1. Responsible for completing all aspects of the service delivery for customer sites in assigned area in accordance with the Contract for each site. This includes preventive maintenance programs, repair/replacement work orders, snow removal, grounds maintenance, and custodial services, and other site-specific maintenance.

2. Maintain preventive maintenance programs in FMX, perform the work and/or schedule sub-contractors to perform services on time and with acceptable quality, and complete related inspection documentation and any other related deliverables in FMX.

3. Respond within the timeframes specified in the contract for emergency, urgent, and service work order requests, perform the work and/or ensure employees or subcontractors perform services on time and with acceptable quality, and complete related work summary/quotation detail, inspection documentation and any other related deliverables.

4. Identify work from Preventive Maintenance, Site Inspection and as requested by the command or NAVFAC and submit to the Contracts Administrator & Support Specialist for entry in the FMX Quote Request module. Complete and submit assigned repair quotes in FMX including the Labor and material costs and supporting documentation for approval in the assigned timeframe.5. Support applicable annual boiler and pressure vessel inspections and boiler checks as required by The American Society of Mechanical Engineers (ASME).6. Establish network of approved subcontractors for routine and/or emergency services in all geographic areas managed. Ensures subcontractors are approved by HTC financial and have required credentials.

7. Performs inspections on own work, subcontractor’s work, and employee’s work, and enters required documentation, in FMX directly after completion..

8. Manage and maintain all company assets including but not limited to vehicles, tools, equipment, as well as any customer assets assigned.

9. Maintains a technical library to include bid specification, as-built blueprints (electronic and print versions) cut sheets and tech manuals for equipment in AOR.

10. Supports and assists with recruitment and retention activities for area of responsibility

11. Approves time off requests and timesheets for any assigned employees.

12. Provides on the job training to employees and monitors performance to ensure direct reports are competent or moving to competency in their assigned positions.

13. Evaluates and documents employee performance as required by the company, AbilityOne, and/or NYSID.

14. Actively participates in corporate safety by following all safety procedures, creating a safe working environment and practicing and training employees in safe and proper work habits and equipment use.

15. Performs other duties as may be assigned by the Regional Facility Manager – FMS.

Qualifications:

1. Completion of Journeyman level training in one of the following areas: HVAC/R, Pipefitter, Electrician.

2. Three to 10 (ten) years of relevant maintenance experience, preventative, corrective and cyclical, in HVAC/R, Electrical and Plumbing, or combination of equivalent education and work experience

3. Must be able to communicate clearly and concisely, verbally and in writing, with subordinates, peers, and customers.

4. Formal training in Direct Digital Control (DDC), Building Automation Systems (BAS) and PLC programs that relate to facility systems operation, and Variable Refrigerant Flow (VRF) systems to include maintenance, troubleshooting and repair, is preferred.

5. Training in electrical systems and the NEC code and knowledge of LOTO programs, Confined Space Programs, Ergonomics, and ladder safety is required.

6. A valid certificate to operate Aerial Lifts, both scissor and articulating boom is preferred.

7. Proficiency with MS Office products is required. Working knowledge of AutoCAD, Adobe Acrobat and a graphic manipulation program such as Illustrator or equivalent.

8. Must have a Universal Refrigerant License and know how to establish and maintain logs with consistent and accurate documentation.

9. Must have a valid Driver’s License, reliable transportation and maintain a driving record in accordance with Human Technologies’ Liability/Automotive Insurance carrier.

10. Must pass any required federal, state, municipality, and/or customer-specific background checks.

11. EPA License required.
