Retail Expansion & Infrastructure Project Manager
This role accelerates the growth of DHL Retail by sourcing and evaluating new store locations, negotiating leases, coordinating permitting, and ensuring each site is set up to open on time and to standard. You’ll partner closely with Real Estate, Legal, Construction, Retail Operations, and external brokers/landlords.
Key Responsibilities
+ Source & Evaluate Sites: Identify, assess, and shortlist prospective properties in strategic trade areas; complete site inspections and due diligence (zoning, utilities, signage allowances, access/parking, co-tenancy).
+ Lead LOI & Lease Negotiation (with Real Estate/Legal): Coordinate financial/term approvals, negotiate LOIs and leases, and manage landlord relationships through execution.
+ Permitting & Approvals: Own the permitting critical path; compile and submit applications (building, signage, life-safety, occupancy), coordinate with municipalities and third-party expediters, and resolve issues to maintain timelines.
+ Pre-Open Readiness: Collaborate with the retail expansion team and real estate team to ensure locations are ready for opening.
+ Store Layout & Brand Standards: Partner with area managers and expansion to ensure layout, signage, and visual presentation meet brand and safety requirements.
+ Infrastructure & Fit-Out Execution: Coordinate, order, and oversee installation of displays, fixtures, IT equipment, security, and signage per approved layouts and guidelines.
+ Vendor & Cross-Functional Coordination: Align vendors, suppliers, and internal teams on delivery dates, site access, and install windows; escalate risks and remove roadblocks.
+ Quality, Safety & Compliance: Conduct quality checks to confirm functionality, code compliance, and adherence to DHL standards; maintain accurate records (photos, videos, checklists, reports).
+ Opening Activation: Organize grand opening and local marketing events to drive traffic; support local partnerships to build community presence.
+ Post-Open Support: Collaborate with vendors & landlords to conduct preventative maintenance and support ongoing infrastructure needs; capture learnings to improve the rollout playbook.
+ Communication & Tracking: Maintain project timelines, status dashboards, and move-in documentation; communicate issues, delays, or challenges promptly with clear mitigation plans.
+ Travel: Travel to various retail locations to perform site walks, setup oversight, and opening support, ensuring consistent execution at scale.
Skills & Qualifications
+ BS/BA required with 5–8 years of related experience _OR_ MS/MA with 1–3 years of related experience.
+ Direct experience in multi-site retail expansion, including site selection, LOI/lease negotiation, and permitting (service retail, QSR, or similar rollouts preferred).
+ Working knowledge of real estate and lease economics (base rent, CAM, TI, options, exclusives, termination rights) and ability to partner with Legal/Real Estate.
+ Experience coordinating permitting (zoning, building, signage, life-safety) and working with municipalities or expediters.
+ Experience overseeing minor construction/TI and FF&E/IT/security installations.
+ Excellent project management skills with the ability to manage multiple concurrent openings and tight timelines.
+ Strong problem solving, attention to detail, and ability to work independently.
+ Clear, concise written and verbal communication; strong cross-functional collaboration.
+ Willingness and ability to travel to Retail locations across the US.
