Job Title: Assistant Project Manager - Commercial Construction
Job Description
We are seeking a mid-level Assistant Project Manager to join our dynamic team. The successful candidate will oversee in-house bid coordination for projects including hotels and car washes. We are looking for individuals with over 5 years of experience as a Project Manager who have managed a diverse portfolio of commercial projects such as fire houses, medical facilities, retail, hotels, apartments, pharmacies, and multifamily or mixed-use projects valued at $10M+. Candidates with ground-up or design-build experience are highly preferred.
Responsibilities
+ Coordinate all activities with the Superintendent and project team.
+ Manage all project finances.
+ Organize, understand, and maintain up-to-date contract documents.
+ Prepare the project construction schedule in conjunction with the Superintendent and required subcontractor input.
+ Coordinate the intent and implementation of the final project budget.
+ Issue all subcontracts.
+ Plan and schedule projects.
+ Prepare a master submittal schedule and submittal log.
+ Schedule and conduct regular owner and subcontractor coordination and preconstruction meetings.
+ Receive, review, document, and administrate the resolution to all project-specific issues.
+ Process all subcontractor Requests for Information and Requests for Proposal forms.
+ Prepare, distribute, and acquire approval of all Owner Change Order Requests.
+ Prepare and distribute all subcontractor Change Orders and associated budget revisions.
+ Prepare and distribute the monthly Owner Applications for payment.
+ Oversight of all project administrative logs and close-out activities.
Essential Skills
+ 5+ years of experience as a Project Manager managing commercial projects valued at $10M+.
+ Experience with commercial contracts administration or as a Project Manager Assistant for 2+ years.
+ Ability to work independently.
+ Ground-up experience on projects valued at $3M+.
+ Proficiency in construction management and project coordination.
+ Strong communication and organization skills.
Additional Skills & Qualifications
+ Coming from a general contractor is a plus.
+ Construction degree is a plus but not required.
+ Experience with submittals and change orders.
+ Willingness to learn and adapt to new processes.
Work Environment
The position is based in our Chesapeake office. Our company is growing rapidly in Hampton Roads, and we are almost finished building a new office to accommodate a larger staff. Job Type & Location
This is a Contract to Hire position based out of Chesapeake, Virginia.
Pay and Benefits
The pay range for this position is $60000.00 - $70000.00/hr.
