Job Summary
Under the supervision of the Maintenance Manager for Residential Life, the Maintenance Repairer 2 is responsible for responding to plumbing, electrical, HV/AC, and appliance issues. Lock changes, garbage disposal repairs and assist vendors in accessing buildings.
Minimum Qualifications
Two years of experience or training in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or as a parks building and grounds attendant; OR
Completion of a two-year vocational technical program in general building construction, construction technology, or engineering; OR
Twelve semester hours in construction management, construction technology, or engineering, or any combination of these courses.

Job Duties and Other Information
Job Duties:
+ Plumbing: Unclogging drains in bathrooms, vanity and kitchens. Install new faucets, water supply lines and toilet parts; replacing 2 & 4 inch cast iron pipe. At times a cinder block wall will need to be taken down to replace the pipes and then repair the cinder block wall. If necessary, replace shower units or retile shower and floors.
+ Electrical: Replace light switches, electrical outlets, replace breakers, troubleshoot electrical problems, change ballast on fluorescent fixtures, repair outside light fixtures and change light bulbs in student rooms. If necessary, pull new wiring to replace old or damaged wiring, create new circuits as needed.
+ HV/AC: Repair, change out motors on a/c unites inside and outside, troubleshoot a/c problems and change control boards on units. Change out compressors and install new coils that require silver soldering. Change out the condenser units and evaporators. Re-wire and restring heating elements on a split system A/C or ptacs. Complete replacement of outside AC units.
+ Appliances: Repair, which can include changing out water pumps, drying elements, timers and heating elements, drive belt wiring harness and exhaust fan motors on stack washer/dryer combos, dishwashers, stoves, microwaves and garbage disposals in our campus apartments.
+ Safety equipment: Inspect fire alarm system, smoke detectors, fire extinguishers and assist with inspections by outside vendors. Resolve issues cause by busted sprinkler head, shut off water to the system and restore system to ready condition when repaired. Repair or replace any items damaged by the water.
+ Lock and keys: Change locks on doors in the residence halls, re-key locks, install new door locks, repair door locking mechanisms and cut new keys. Repair and install all card access door locks including handicap door openers.
+ This person will be responsible for repairing or assisting in the repairs or resolution of any problem associated with the residential life buildings.
+ This person is on call as part of a regular 6-person rotation for one week at a time.
+ During move ins, assist vendors with moving old furniture out and new furniture in the buildings and rooms. Repair furniture as needed.
+ Trouble shoot student issues with TV connections.
+ Cut out sheet rock that is damaged and replace with new sheet rock, tape, mud, and paint the area. Take out old counter tops and replace with new throughout the buildings and the main office. Renovate Hall Director Apartments and the kitchen at Ouachita Hall.
+ Other duties as assigned by Director of Residential Life or Maintenance Manager.
