Title: Assistant Building Manager
Program: 59 th Street Women’s Shelter
Salary Range : $43,835-$47,835 annually
Program Overview:
The 59th Street Women’s Shelter is a 200-bed, 24/7 emergency shelter for homeless women diagnosed with mental illness and/or substance use disorders. Our comprehensive services include case management, individual and group counseling, recreational activities, occupational therapy, and housing placement assistance. Additionally, a street-facing, on-site Article-28 Clinic provides primary care, and behavioral health care services.
Position Overview:
Under the general direction of the Building Manager and the Program Director, the Assistant Building Manager is responsible for hands-on involvement and direction of the custodial staff in performing all repair and maintenance work in the interior and, as needed, the exterior of the building, ensuring that all building equipment is functioning properly to provide a safe, clean, sanitary and code compliant facility for clients and staff; coordinating the performance and completion of any capital improvement projects with the appropriate staff; performs related work
Essential Duties & Responsibilities:
The essential duties of the Assistant Building Manager include but are not limited to the following activities:
+ Works closely with the Building Manager and Program Director to ensure the maintenance and operation of the nine-story shelter facility, from basement to roof
+ Collaborates with the Building Manager, custodial staff, and Program Director to effectively plan for and respond to intensive, biannual inspections conducted by the advocacy group, the Coalition for the Homeless, as well as the annual inspection conducted by Facility Maintenance and Development (FMD) staff from the Department of Homeless Services (DHS)
+ Assists in the training and supervision of custodial staff to enable them to properly perform necessary, janitorial, custodial, and maintenance tasks, including, but not limited to sweeping and dusting designated areas, cleaning, mopping, and waxing floors, doing refuge removal in accordance with the established schedule, adhering to the recycling program, cleaning and disinfecting bathrooms, dormitories/sleeping areas, painting and doing other minor repair work; initiates disciplinary actions as needed
+ Personally performs difficult repairs in a timely manner
+ Should be aware of possible exposure, while performing duties, to unsanitary conditions, unpleasant odors and hazardous concentrated chemicals, and be prepared to respond with the applicable protocols for ensuring the safety of self, staff, and clients
+ Performs tasks as needed to assist the Building Manager and custodial staff in the completion of their assigned work
+ When necessary, initiates and arranges for service of the building systems through outside contractors, and assists in supervising the work until completion.
+ Remains available to work overtime as needed
+ Absorbs responsibilities of the Building Manager in their absence
+ Performs other duties as assigned by the Building Manager
+ Available to respond to emergencies on a 24/7/365 basis, especially after normal work hours, weekends, and holidays
Physical Activities
While performing the duties of this position, the Assistant Building Manager must be able to walk between the nine floors of the facility in order to tend to building needs. The Assistant Building Manager also walks the exterior of the facility to ensure that a proper appearance is being maintained. Furthermore, the Assistant Building Manager must stand to talk to staff, sit for extended periods of time at the computer, bend, reach or squat to get records from the files or when addressing building needs, climb and work from ladders of 10 to 12 feet in height, and lift a minimum of 30lbs.
Qualifications:
+ Bachelor’s degree and a minimum of two (2) years of progressively responsible experience working in building maintenance, repair, and management, including at least one (1) year experience supervising maintenance or custodial workers, or
+ Associate’s degree with a minimum of three (3) years of progressively responsible experience including two (2) years’ experience supervising maintenance or custodial workers, or
+ High School Diploma or equivalent and a minimum of four (4) years of progressively responsible experience, including three (3) years’ experience supervising maintenance or custodial workers
+ Bilingual or multilingual a plus
Certificates and Credentials:
A Fire Guard certification-F-02 or Fire Safety Coordinator F-80, Certificate of Fitness for Standpipe/Sprinkler Maintenance, S-12 and S-13, S95, P99, OSHA 10 AND OSHA 30

+ Team building: Ability to develop and foster, through demonstration, a team spirit, enabling staff to overcome the challenges of providing needed services to a special client population
+ Communication: Excellent oral, writing, and listening skills are a must
+ Organizational: The ability to work well within a highly pressurized, deadline environment, while meeting the short- and long-term mandates of the program
+ Interpersonal: An ability to interface with clients as well as all levels of staff
+ Computer: Knowledge of case management software as well as proficiency in Microsoft Office Suite
