Job Description
Primary Responsibilities: The Market Operations Manager is a pivotal Field Operations position responsible for overall market performance. Primary responsibilities include reviewing day-to-day operational efficiencies tied to the financial performance of the market. Budget variance, vendor management, quality control, timeline management, scheduling and overall profitability according to company-defined metrics. The Market Operations Manager will collaborate with Shared Service and centralized departments to ensure homes within their market meet or exceed financial performance and ownership objectives. All single-family rental homes are maintained to company standards with a continuous focus on asset preservation while remaining customer-centric for both internal and external experiences.
Skills & Competencies:
• Bachelor’s degree or equivalent work experience preferred.
• 5+ experience in property or operations management preferably in the real estate or property management sector.
• Strong leadership and team management skills.
• Excellent financial analysis and reporting abilities with experience with Profit and Loss reports (P&L) and understanding of Net Operating Income (NOI).
• Demonstrated ability to problem solve and provide oversight for internal and external partners to achieve market goals.
• Ability to work collaboratively with cross-functional teams.
• Strong ability to provide good customer service and engagement with residents, trade partners, and municipal leaders when required.
• Knowledge of fair housing and local real estate laws and basic building codes.
• Proficient in Microsoft Office Suite (Word, Excel, PowerPoint, and Outlook); advanced preferred.
• Strong technology acumen with the ability to quickly learn and adapt to various apps and software tools.
• Demonstrated strong written and verbal communication skills.
• Detail-oriented, with the ability to produce high-quality work in a deadline-oriented environment.
• Appropriate means (reliable Wi-Fi, uninterrupted workspace) to work from home when not in the field at rental properties.
• Valid driver's license, proof of auto insurance, and reliable transportation to conduct site/property inspections and other duties as needed in the field.
Essential Job Functions:
• Financial Oversight: Monitor and analyze the financial performance of the market(s), including profit and loss statement review, complete monthly variance report(s), and conduct financial analysis.
• Staff Management: Hire, train, and mentor Field Support teams to ensure high performance and adherence to company standards.
• Inspection Management: Schedule, perform, document, and review inspections to ensure asset conditions meet company standards.
• Review inspections and communicate the conditions of the home and any improvements needed during the leasing process.
• Stakeholder Representation: Represent the company in interactions with municipalities, utilities, and during legal proceedings when necessary.
• Lead the efforts on market-level emergencies (e.g. wide-spread scam activity, prospect feedback, city or county inspections, criminal activity, unauthorized occupants, or acts of God).
• Collaboration: Work closely with internal shared and centralized services to ensure efficient and effective operations.
• Committee Involvement: Actively participate in committees and engagement initiatives to drive company goals and objectives.
• Reporting: Prepare and present regular reports on market operations and financial performance to senior management.
• Continuous Improvement: Identify opportunities for process improvements and implement best practices to enhance operational effectiveness.
• Work closely with the pricing and leasing teams to ensure optimum pricing implementation and leasing goals are met.
• Promote and perform exceptional customer service for residents.
• Visit and report on competitor’s homes.
• Represent the company in any engagement with municipalities for permitting, occupancy certifications, utilities, and/or court proceedings, i.e., evictions.
• Handle first-line escalations and questions between the team and other departments.
• Documentation and reporting as required by internal processes.
• Other duties, as assigned by the supervisor or leadership team.
Key Metrics & Responsibilities:
• Audit inspections Audit Inspections: Regularly audit inspections to ensure compliance with company standards.
• Financial Acumen: Understand and effectively communicate monthly market financials.
• Days to Lease/Pre-leasing: Maintain awareness of inventory, market conditions, and comparable properties.
• Turnover Downtime and CO’s: Manage expenses and delays to maintain date integrity, ROI, and cap rate.
• Move-in Maintenance Issues: Ensure move-in maintenance issues are less than 1 per move-in.
• Moveout Coordination: Begin moveout communication 14 days prior to moveout.
• NMI Follow-up: Follow up with residents 30 days post move-in.
• Provide weekly feedback on current listed inventory condition and pricing.
• Customer Satisfaction: Monitor survey feedback and act swiftly to address any issues.
Physical Requirements:
• Capable of working extended hours, including evenings, weekends, and holidays as necessary.
• Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, including the exchange and receipt of information over the telephone.
• Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
• Position may involve sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.
• Must be able to interact with all types of individuals, be mentally alert, detail-oriented, and with good reasoning skills.
• Must be able to work in small and confined spaces for extended periods of time.
• Must have finger dexterity for typing/using a keyboard.
Environmental Requirements:
• Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employees must remain alert to working conditions and aware of safety, health, and environmental concerns.
• Must be able to work effectively and cheerfully in an environment which may be stressful due to adversarial situations resulting from the proper performance of duties.
