About the Role:
+ As a CBRE Property Management Manager, you will be responsible for supervising the team responsible for all operational and financial activities of a single property or small portfolio of properties.
+ This job is part of the Property Management job function. They are responsible for operating buildings on behalf of a client or group.

Key Responsibilities:
As a Property Manager, your main duties will involve:
+ Building and maintaining strong client relationships to ensure happiness and retention.
+ Managing vendors effectively to ensure high-quality service delivery.
+ Coordinating budget responsibilities, ensuring financial goals are met.
+ Responding to emergency calls, which may occasionally occur at night or on weekends.
+ Supporting approximately 25 locations with a combined total of 600,000 square feet.
+ Ensuring all properties are maintained to the highest standards of safety and aesthetics.
+ Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.
+ Coordinate and lead the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.
+ Respond to escalated tenant needs and issues.
+ Act as primary contact with property owners, serving as owner representative to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports.
+ Develop and control annual budgets for operating and capital expenses. Forecast management plans and prepare monthly performance reports, explaining variances.
+ Help create programs that will assist the property with emergency recoveries.
+ Prepare all required legal notices for approval.
+ Review tenant rent and common area maintenance recovery charges to ensure payment is on time.
+ Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.
+ Apply knowledge of own discipline and how own discipline integrates with others to achieve team and departmental objectives.
+ Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.
What You'll Need:
We are looking for a candidate who can successfully implement our ambitious goals and compete in the dynamic property management landscape. The ideal candidate will have:
+ Proven experience in commercial property management and/or medical facility property management.
+ Outstanding communication skills and the ability to collaborate effectively within a team.
+ A motivated self-starter attitude with a strong sense of responsibility.
+ Their own means of transportation/vehicle.
+ Upholding company policies and procedures with precision and consistency.
+ Bachelor's Degree preferred with 3-5 years of experience. In lieu of a degree, a combination of experience and education will be considered.
+ Real Estate License or able to acquire.
+ Ability to guide the exchange of critical, complicated, and difficult information, convey performance expectations and handle problems.
+ Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job and department.
+ In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
+ Extensive organizational skills with a strong inquisitive perspective.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Property Manager position is $75,000.00 annually and the maximum salary for the Property Manager position is $110,000.00 annually. The compensation offered to a successful candidate will depend on their skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
