    Job Title: Facility Manager

    Job Description

    We are seeking a dedicated Facility Manager for Office Services to oversee the daily management of three buildings, totaling over 50,000 square feet of office space, as well as the company mailroom activities. This role involves monitoring all mechanical systems related to building HVAC, electrical, and plumbing systems. The Facility Manager is responsible for the design, planning, construction, and maintenance of all office buildings and related operational issues.

    Responsibilities

    + Oversee the cleanliness, security, and maintenance of building facilities.

    + Manage daily incoming and outgoing mail processes efficiently.

    + Collaborate with management to develop annual facilities, capital improvement, and service contract budgets.

    + Administer all facility service contracts, including those for fire protection systems, HVAC, plumbing, security, and offsite storage.

    + Identify and source contractors for large projects, renovations, or major repairs, obtain competitive bids, and provide budget estimates and recommendations.

    + Supervise contract work to ensure compliance and authorize final payment upon satisfactory project completion.

    + Monitor HVAC, electric, heating, and other utility expenses for performance and cost savings.

    + Perform minor plumbing, electrical, HVAC, and carpentry repairs.

    + Maintain required licenses, permits, and inspection reports in compliance with Township and State codes.

    + Address emergency repair calls and security alarm monitoring after hours, ensuring backup staff are trained for such calls.

    + Serve as safety manager, ensuring areas meet safety requirements and conducting semi-annual fire drills.

    + Manage space allocation and plan facility rearrangements and office construction projects.

    + Negotiate the purchase of office supplies, furniture, and equipment in accordance with company policies and budgetary restrictions.

    + Manage departmental personnel activities, including interviewing, hiring, training, and conducting annual performance evaluations.

    + Provide excellent customer service by responding to inquiries and assisting employees.

    + Oversee the management of all mailroom duties and activities.

    + Perform other duties as required and/or assigned.

    Essential Skills

    + Facilities maintenance expertise.

    + Associate’s Degree or Technical School Certification or equivalent experience.

    + Five to seven years of related experience.

    + Experience in space allocation and facility planning.

    + Valid driver’s license and ability to drive a company vehicle.

    + Ability to move large objects weighing up to 50 pounds.

    + Excellent customer service skills.

    + Strong verbal and written communication skills.

    + Aptitude in plumbing, HVAC, electric, and basic building trade concepts.

    + Experience in office mailroom functions.

    + Ability to manage several projects simultaneously and work independently.

    + Proficiency in computer programs including Excel and Word.

    + Ability to occasionally ascend/descend a ladder for troubleshooting.

    Additional Skills & Qualifications

    + Considerable knowledge of computer programs including Excel and Word.

    + Ability to work independently without direct supervision.

    Work Environment

     

    This is an onsite role within three buildings that comprise over 50,000 square feet of office space, including the company mailroom. The position requires regular movement inside the office and occasionally driving a company vehicle. The role demands physical activity, such as moving heavy objects and climbing ladders for troubleshooting.

     

    Job Type & Location

     

    This is a Contract to Hire position based out of Wayne, Pennsylvania.

     

    Pay and Benefits

     

    The pay range for this position is $40.00 - $45.00/hr.
