    UW Facilities manages the University’s buildings, infrastructure and land, with more than 1,100 employees in a variety of fields. The Asset Management group includes Capital & Space Management, Real Estate, Sustainability and other teams responsible for planning and workload management. The Operations group includes Project Delivery, Maintenance & Construction, Campus Energy, Utilities & Operations, Building Services, Transportation Services and Safety. Supporting these groups, as well as the separate Emergency Management team, are the Business Intelligence & Information Technology group and the Finance & Administration group.

     

    We have an outstanding opportunity for an HVAC Maintenance Mechanic 2 to p** **erform skilled work in the operation, maintenance, repair, remodeling, and construction of Heating, Ventilating and Air Conditioning (HVAC) equipment, buildings, grounds,** **machinery** **and facilities.

    Primary Duties and Responsibilities

    + Perform preventative maintenance and repairs on all types of mechanical equipment such as HVAC equipment, laboratory equipment and electrical drive motors; change oil, grease, change or clean filters, valves, actuators, drive belts, sprockets, shafts and bearings to ensure proper operation

    + Perform troubleshooting, testing, adjustments, repair, installation and operation of HVAC systems in buildings.This includes air terminal units, mixing boxes, valves, dampers, actuators, thermostats, sensors, manometers and filters

    + Drive service vehicles to transport tools and materials to job sites

    + Operate hand and power tools in a skilled manner; fabricate material and equipment in workshops

    + Remodel and construct facilities in accordance with project requirements; assist in the preparation of engineering data under the direction of an engineer

    + Develop preliminary cost estimates for installations and repairs

    + Create material order lists, inventory and stage material for installation

    + Suggest operation and maintenance strategies for campus HVAC systems to ensure continuous and reliable service

    + Respond to emergency situations such as HVAC outages in order to minimize or prevent loss of property, damage to research activities, and disruption to life-safety systems

    + Perform the work in accordance with applicable safety rules and environmental regulatory requirements and maintain records as required according to environmental requirements

    + Work with other trades to troubleshoot and repair system failures related to all aspects of the HVAC equipment and systems

    + Work with the preventive maintenance program on equipment, components, and systems

    + Prepare and record equipment operational logs for the preventive maintenance program of the HVAC systems

    + Participate in and follow through with Campus Engineering & Operations process improvement initiatives (Balanced Scorecard, Lean, Ideas Systems)

    + Comply with occupational health and safety regulations that apply to work actions and conduct on the job, including the use of personal protective equipment whenever required; report safety infractions to the supervisor

    + Work with Engineering Services, Capital Planning and Development, contractors, Facilities Services trades, building occupants, and other clients as necessary for scheduled and planned required work

    + Demonstrate strong personal integrity, trustworthiness, responsibility and accountability

    + Possess the ability to handle stressful situations and changing priorities effectively

    + Demonstrate a positive, optimistic, success-oriented attitude

    Education & Experience

    Required

    + Completion of a recognized apprenticeship as a journey worker, OR full-journey status in a union; OR four years' applicable work experience. Vocational training may be substituted for work experience on a year-for-year basis.

    + Possession of a valid motor vehicle operator's license may be required.

     

    Equivalent education and/or experience may substitute for all minimum qualifications except where there are legal requirements, such as a license/certification/registration.

    Desired

    + Knowledge in working with DDC systems from Johnson Controls, Siemens or Alerton

    + Knowledge in working with pneumatic control systems

    + Ability to read and interpret blueprints related to building HVAC systems

    + Experience with fume hoods and bio-safety cabinets

    + Demonstrated ability to work with clients during building ventilation system shutdowns and inconveniences

    + Experience selecting and installing filters including roll media, pleated and bag filters

    + Ability to work independently to improvise necessary system component repairs

    Conditions of Employment

    + Experience working with complex HVAC systems, and in the repair, service, maintenance, and operations of equipment and components related to these systems

    + Possession of a valid motor vehicle operator's license recognized by the State of Washington and have a good driving record

    + Demonstrated experience working effectively on a crew

    + Must possess excellent customer service, written and oral communication skills

    + Must be able to communicate appropriately with supervisors, clients, staff and students to present a professional image

    + Experience in basic desktop computer skills, maintenance work request and work order programs

    + Have knowledge and understanding of safe work practices and policies

    + Must be able to wear all proper Personal Protective Equipment (PPE) as required

    + Must be able to follow written and/or verbal instructions and communicate regarding the use of chemicals, supplies, and equipment; comply with safety policies and procedures

    + Must be able to work in a diverse workforce

    + Must be able to work outdoors under all weather conditions

    + Must be able to drive service vehicles to transport tools and materials to job sites

    + Must be able to communicate effectively with staff and on portable hand-held radios

    + Must be able to lift or carry heavy objects, climb ladders, work in confined spaces, restricted movement areas, mechanical/electrical spaces, ventilation fan housing, etc. for extended periods of time and be able to climb ladders and work at heights

    + Must be able to work both independently and as a team member

    + Must be able to follow all Washington State safety rules and regulations

    + Must always maintain a professional appearance

    + The position requires working with asbestos containing equipment, following proper procedures

    + The position requires working in animal research areas with the proper personal protective equipment

    + Approved safety shoes must be provided at the employee’s expense and worn on the job

    + The position is subject to callback outside normal working hours to respond to emergencies, and occasionally scheduled overtime

    + Must be able to respond to system emergencies during regular business hours and outside of regular business hours

    + Must be able to be fitted for and wear a respirator on the job. Must participate in medical screening/monitoring (such as TB screening and proof of measles inoculation) required for work assignments in locations, including but not limited to, nonhuman primate areas, the Animal Research and Care Facility, and the University of Washington Medical Center

    + Must be able to work in a non-smoking environment

    + Regular and predictable attendance is required

     

    Compensation, Benefits and Position Details

    Pay Range Minimum:

    $58,668.00 annual

    Pay Range Maximum:

    $77,892.00 annual
