About the Role:
As a Project Manager you will be responsible for providing consulting services to a Business Unit or customer account, to help achieve the company's strategic business objectives.
This job is part of the Project Management function. They are responsible for the management of projects from initiation through completion.
What You’ll Do:
+ Assist the Chief Engineer in the performance of his duties as outlined in the Collective Bargaining Agreement.
+ Maintain safe working conditions and ensure safety practices are followed in accordance with safety plan.
+ Perform construction project liaison operation’s duties for acceptance/sign off activities, in the startup and commissioning of improved and new facilities spaces for all buildings and grounds infrastructure and MEP systems.
+ Coordinate training agendas and topics for new installations and existing.
+ Coordinate Shutdowns, New installations and repairs with MOP and JHA’s.
+ Help lead Maximo implementation for all campus facilities with asset data gathering and RCM.
+ Contribute to bridging documentation in the design build phases of project development from a maintenance and operations perspective coupled with campus utilities, mechanical, electrical and plumbing system standards view point.
+ Lead work efforts performed by facilities engineering staff. Inspect work to ensure that quality levels and standard practices are being adhered to, and that work is completed in a timely and professional manner. Bring any deficiencies to the attention of the project team, and document remediation efforts and corrections.
+ Perform TAB inspections of HVAC building equipment. Report findings and make suggestions to the Chief Engineer & project teams for improving balance and distribution as directed.
+ Ensure timely and accurate input and completion of all project documentation; i.e. commissioning reports, project progress reports, submittals, RFI’s, change orders, shut down requests, shift logs, Project support Work Order Reports, Timesheets, Punch list etc.
+ Work with UC Facilities Mangers on TI’s and upgrades within the buildings.
+ Provide assistance and input to the Chief Engineer for the preparation of work assignments for individual facilities engineers as related to project support activities.
+ Provide assistance and input to the Chief Engineer for the preparation of the annual budget.
+ Provide assistance and input to the Chief Engineer for the preparation of reports and inquiries.
+ Carry out other work assignments as directed by the Chief Engineer.
+ Assign work and manager Journeyman Engineers as needed.
What You’ll Need:
+ Minimum five years journey level experience in the operation, repair and maintenance of facilities equipment with a thorough understanding of electrical, mechanical and hydronic systems, building automation and controls, emergency generators and life safety systems.
Specifically:
+ High and low pressure steam boilers and steam systems.
+ Heating Hot water boilers and systems.
+ High and low pressure Centrifugal chillers.
+ Constant and Variable speed pumps and fans.
+ Constant and Variable Air Volume boxes.
+ Refrigeration systems.
+ Computer Room Air Conditioners.
+ Air compressors and refrigerated air dryers.
+ Vacuum systems.
+ Lab fume hoods.
+ Medium and low voltage electrical systems, including transformer sub-stations and automatic and manual switch gear.
+ Computer Based Building Management Systems. Invensys R2 and G3 platforms.
+ Reciprocating Diesel Engines and Stand-by Emergency Generators.
+ Ability to effectively communicate verbally and in writing with employees, tenants, and property mng. Personnel.
+ Ability to organize and prioritize workload with minimum supervision.
+ Computer literacy in Window’s based software environments and Building Management Systems (BMS).
+ Must have High Rise Fire life Safety Certification, or acquire concurrently within 1yr of start date.
+ Must have Weekly Fire Pump Certification, or acquire concurrently within 1yr of start date.
+ Must Have L39 Supervisory Certification, or acquire concurrently within 1yr of start date.
+ Previous supervisory experience desirable.
+ Previous experience with and knowledge of Computerized Maintenance Management Systems desirable.
The pay range for this position is subject to an applicable Collective Bargaining Agreement. The negotiated rate for the Union Stationary Engineer position is $83.14 per hour. Please refer to the Collective Bargaining Agreement regarding pay scale.
