Department Operating Needs
HVAC
Proficiency in installation, maintenance, and repair of heating, ventilation, air conditioning, and refrigeration systems in commercial and industrial settings. Proficiency in troubleshooting and repair of chillers, cooling towers, pumps and compressors, air handling units, steam lines, pneumatic and electronic computerized control systems, HVAC fan systems and building automated control systems.
Applicants must possess a valid NYS driver’s license, be able to understand and follow instructions and read, write and communicate verbally. Candidates must have a record of dependability and past work performance, including satisfactory time and attendance record. Candidates must possess computer skills adequate to work with computerized maintenance management systems and other computerized applications as assigned. Applicants must have a working knowledge of appropriate plumbing and electrical code regulations, fire and safety codes and regulations and standards. Ability to train and supervise a group of employees. Ability to read and interpret plans, technical manuals, diagrams, architectural blueprints and specifications used in the building, mechanical and electrical trades. Ability to use the tools, machines, equipment and materials of the building, electrical and mechanical trades.

Maintenance Supervisors 1, oversee the activities of skilled trades, semiskilled, and unskilled positions engaged in maintenance, repair, rehabilitation, and construction activities at State facilities.
Maintenance Supervisor 1 duties will include but is not limited to: supervise and plan the work for subordinate staff. Review job orders, blueprints, and specifications and, as required, visit the project site to determine dimensions, materials, and labor required to complete the project. Prepare rough sketches or plans to scale from oral or written instructions. Assign staff to the project and provide oral instructions and blueprints, specifications and plans. Meet with supervisors representing other trades involved in the project to coordinate activities and schedule work to be performed to ensure the effective utilization of staff, materials, and equipment and completion of the project on schedule. Observe and inspect work while in progress and when completed to make sure that specific codes and regulations are followed, materials and equipment are used properly, schedules are met, and work is performed according to plan. Inspect work performed by outside contractors to ascertain conformance with project specifications. Prepare and maintain written records of work performed and completed and accounts for labor and material used. Evaluate the work performance of subordinate employees.

Required Qualifications
One year of trade experience subsequent to the completion of an apprenticeship or equivalent training
OR
Successful completion of a NYS two-year Service & Repair Mechanic ( HVAC -R) Traineeship or NYS two-year refrigeration repair and maintenance training program; OR successful completion of any equivalent refrigeration two-year training or apprenticeship program;* OR four (4) years of full-time experience in the mechanical or electrical trades under a skilled journey-level mechanic or electrician which would provide training equivalent to that given in an apprenticeship program, one (1) year of which must include both training and work in the operation and maintenance of commercial type refrigeration or air-conditioning equipment. Apprenticeship training in the mechanical or electrical trades or training gained by completion of technical courses in the mechanical or electrical trades at a school, institute, or branch of the Armed Services may be substituted on a year-for-year basis.
* Successful completion of the traineeship and the training program includes a total of 288 hours of trade-specific class room instruction, 45 hours of technical math course work, 45 hours of technical communications course work, and 15 hours of blueprint/schematic reading course work. Course work must be completed with an average of “C” or better. Additionally, successful completion of the traineeship also includes 4,000 hours of on-the-job training.
