    The Associate Director, Global Real Estate is responsible for executing Boehringer Ingelheim’s global real estate strategy across assigned sites and networks. This includes translating global portfolio strategies into site-specific action plans, managing lease and property-related topics, and ensuring effective delivery of real estate solutions. The role serves as the single point of contact for real estate matters within the assigned scope and supports strategic decision-making through data-driven insights and market expertise.

    This position offers a base salary typically between $140,000 and $222,000. The position may be eligible for a role specific variable or performance based bonus, relocation and or other compensation elements.

    Duties & Responsibilities

    + Lead and implement real estate transactions (lease negotiations, renewals, acquisitions, disposals and terminations).

    + Monitor lease portfolios and market developments to inform strategic decisions.

    + Translate global workplace strategies and project management standards into local implementations.

    + Manage relationships with landlords, service providers, and internal stakeholders.

    + Support M&A and carve-out activities with real estate expertise.

    + Oversee contract lifecycle management, including performance tracking (SLA/KPI) and supplier evaluations.

    + Develop and implement innovative workplace design strategies that optimize space utilization, enhance employee productivity, and support an engaging company culture.

    + Ensure compliance with local regulations, corporate governance standards and maintain audit-proof documentation.

    + Contribute to reliable budget planning through accurate data and forecasting.

    Requirements

    + Bachelor’s degree or equivalent education in Real Estate Management, Architecture, Project/Construction Management, or Workplace & Design.

    + Minimum 10 years of experience in corporate real estate, including transactions, leasing, asset management, and strategic planning.

    + Proven leadership in complex, international real estate projects, including CapEx initiatives.

    + Strong understanding of corporate real estate market mechanisms and financial modeling.

    + Experience in global matrix organizations and multicultural environments.

    + Excellent communication, leadership and stakeholder management skills.

    + Proficiency in MS Office, especially Excel for benchmarking and financial analysis.

    + Ability to manage multiple projects simultaneously and work in virtual teams.

    + Strong analytical skills and ability to prepare decision-making documents.

    **Eligibility Requirements** :

    + Must be legally authorized to work in the United States without restriction.

    + Must be willing to take a drug test and post-offer physical (if required).

    + Must be 18 years of age or older.
