Job Description
General Scope of Duties
The General Trades Worker is a skilled facilities professional with a primary focus on building trades, including carpentry, painting, locksmithing, and general maintenance. The role is essential in maintaining the safety, function, and appearance of campus buildings through repairs, renovations, dorm turnovers, and preventative upkeep. This position also serves as a first responder to service requests and emergencies, performing immediate corrective actions and coordinating follow-up with trade specialists or contractors. Secondary responsibilities include seasonal landscaping support and event setup as needed.
General Duties and Responsibilities
Building Trades & Maintenance (Primary Focus):
+ Carpentry: Repair and maintain doors, windows, cabinetry, walls, flooring, and other structural or finish elements.
+ Painting: Prepare surfaces, repair drywall, and apply professional-level finishes to interior and exterior surfaces.
+ Locksmithing: Perform routine lock maintenance, rekey locks, replace or adjust hardware, and assist with access control troubleshooting.
+ General Maintenance: Address routine repair needs across campus buildings; support dorm turnover through patching, painting, fixture repair, and hardware adjustments.
Other Skilled Trades Support:
+ Electrical: Replace lamps, reset breakers, and identify electrical issues for escalation.
+ Plumbing: Unclog drains, replace faucets/seals, and inspect for leaks or water damage.
+ HVAC : Replace filters, adjust thermostats, and report irregularities.
Service Response:
+ Respond promptly to facilities requests and emergencies, assessing urgency and performing immediate corrective action when possible.
+ Clearly communicate repair status and next steps with campus stakeholders.
+ Escalate complex issues to licensed technicians or supervisors.
Seasonal & Event Support (Secondary Duties):
+ Assist with campus landscaping tasks such as seasonal cleanups, leaf removal, mulching, and snow removal.
Support event operations including furniture movement, staging, and logistics.
Other Duties:
+ Record work orders, updates, and completions in the CMMS system.
+ Maintain tools, equipment, and workspaces in safe, clean condition.
+ Follow all safety protocols, building codes, and institutional policies.
Education and Skills
+ High school diploma or GED required; technical or trade school training preferred.
+ Minimum 3 years of general maintenance experience with basic proficiency across multiple trades.
+ Experience with surface preparation, drywall repair, and professional-level interior/exterior painting techniques.
+ Familiarity with basic locksmith functions such as rekeying, lock repair, and hardware replacement preferred.
+ Familiarity with basic landscaping tasks and seasonal campus grounds support.
+ Strong troubleshooting and problem-solving skills with the ability to assess and prioritize tasks independently.
+ Familiarity with hand and power tools, ladders, snow removal equipment, and safety gear.
+ Ability to use mobile devices or computers to manage work order data in a CMMS platform.
+ Effective communication skills and a service-oriented approach to working in a campus environment.
+ Must hold a valid driver’s license and be able to respond to on-call or after-hours emergencies as required.
