DEPARTMENT Department: Office Services PREFERENCES Electrical Background preferred EE98J (Electrical Journeyman) Preferred JOB DESCRIPTION Sr Building Maintenance Technician Salary Grade: G08 Minimum Midpoint Maximum $61,035 - $80,872 - $100,709 The following statements are intended to describe the general nature and level of work being performed. They are not intended to be construed as an exhaustive list of all responsibilities, duties and skills. This position is covered by NERC CIP cyber security standards. Prior to being hired, promoted, or transferred into the position, the candidate must successfully pass a Personnel Risk Assessment, which includes identity verification and a criminal background check. Prior to being granted unescorted access to cyber secure areas, the candidate must attend cyber security training. Annual cyber security training is also required. SUMMARY: Under general supervision of the department supervisor, acts as a lead technician. ESSENTIAL DUTIES AND RESPONSIBILITIES: Maintains and coordinates inventory and quality control Maintains equipment and record keeping Schedules and records plant and infrastructure operation Coordinates with internal and external partners with scheduling all required inspection and any corrective actions needed Liaisons between internal partners and vendors. Coordinates work with vendors to be completed and ensures all work is performed correctly Assists with ensuring contract mechanical maintenance services meet specified results and/or work orders thus minimizing future operational problems by observing the work performed advising the Facilities Manager when contracted services fail to meet specifications Reduces the likelihood for liability regarding the company¿s compliance with federal regulations by complying with and enforcing policies, laws, and regulations governing environmental protection, hazardous waste disposal and the use of chemical substances and materials Provides technical assistance in the purchase of new or replacement mechanical maintenance equipment or systems by reviewing and preparing equipment specifications, and advising the Facilities Manager on equipment capability and compatibility, installation requirements and costs, and potential operations and maintenance expenses Prepares documentation for the cost of maintenance repairs and services by keeping records of time and materials to be charged to each job, and providing periodic status reports Manges mechanical maintenance inventory, monitoring, estimating future material usage, requisitioning inventory as required, and advising of potential shortages, replacements, or related inventory needs Promotes preventive maintenance as a strategy in maintaining electrical, mechanical, control, and plumbing systems by assisting in the development and monitoring programs, keeping accurate records on all equipment Performing spot checks of equipment to determine their working condition, and performing and/or directing periodic cleaning and servicing of tools and test equipment Reduces the likelihood of a significant disruption of mechanical services (i.e., heating, cooling, plumbing, electricity) to the Company and assures around-the-clock responsiveness to mechanical failures or emergency situations Assumes supervisory responsibilities when supervisor or manager is absent COMPETENCIES: Ability to read and understand blueprints Familiarity with structural building systems Strong relationship-building and facilitation skills Exceptional interpersonal skills and demonstrated ability to maintain a positive attitude; adaptable to change Applicable knowledge of Microsoft Office, Outlook and Maximo Advanced Knowledge of building codes and OSHA standards Strong background in plant operations Ability to work independently and use safety devices and work aids such as protective clothing and gloves, goggles, breathing apparatus, and earplugs Ability to investigate, troubleshoot, diagnose, and solve mechanical problems Technical knowledge needed to safely operate various powered hand tools Ability to guide journeymen and or helpers in their specific trade QUALIFICATIONS MINIMUM EDUCATION AND/OR EXPERIENCE: High school diploma or GED with five to seven years of related experience, or equivalent combination of education and/or experience related to the discipline. Completion of a formal apprenticeship is preferred. CERTIFICATES, LICENSES, REGISTRATIONS Journeyman Craftsman certification is preferred. Must possess a current, legally valid driver¿s license and meet the company¿s driving record requirements. COMMUNICATION SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals Ability to write routine reports and correspondence Ability to speak effectively before groups of customers or employees of organization Ability to effectively listen and get clarification to respond to a wide-range of questions MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume Ability to apply concepts of basic algebra and geometry COMPUTER SKILLS: Knowledge of spreadsheet and word processing software Knowledge of Building Automation software and related hardware ANALYSIS AND PROBLEM-SOLVING ABILITY: Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. PHYSICAL DEMANDS: Regularly required to stand and/or walk up to 2/3 of the time. May be exposed to outside weather conditions, loud noise and vibrations. May be expose to hazards such as: moving mechanical parts, electrical shock, toxic chemicals, and handle bulky material. The employee may be required to push and/or pull objects; climb, balance, bend and twist; stoop, kneel crouch and crawl; reach for and handle objects; and talk and listen for long periods of time. The employee must frequently lift and/or move up to 100 pounds. WORK ENVIRONMENT: Building/construction environment. Employees in Services Company may be responsible for providing services to various Holding Company subsidiaries and affiliates.
