Job Description
The Chief Engineer is considered a “working supervisor” and is responsible for all working matters under the operations and maintenance of the facilities at CMI’s customer site in Laredo, TX.
Key Job Functions
+ The Chief Engineer is a master level who trains journeyman and apprentice personnel
+ Inspects and has oversight of the Preventative Maintenance program and repairs
+ Details the Critical Equipment Condition Assessment Repair and Reporting
+ Responsible for Boiler repairs including but not limited to seals, repair of leaks, correcting operational deficiencies and issues, replacing motors, controls, sensors, gauges, repairing pipe leaks.
+ Responsible for Pump repairs, including but not limited to leak repairs, seal changes, shaft repairs and replacements, motor replacements, alignments, etc.
+ Performs Preventive Maintenance tasks involving keeping equipment in good working order to reduce downtime and prevent breakdowns.
+ Prepares budgets, calibrate thermostats, and implements programs to improve tenant comfort and equipment reliability.
+ Performs daily corridor and common area inspections and reporting or fixing any problems found
+ Monitors property for potential safety issues, and has the ability to report and/or correct them
Qualifications
+ HS Diploma required, Bachelors preferred
+ The PM shall have at least 5 years of recent (within the last 7 years) experience overseeing the operations and maintenance for federal building(s) with 200,000 square feet or greater, with at least one building being no less than 200,000 square feet.
+ Shall have EPA 608 Certification, A/C Refrigeration Operator Certification, and one or more of the following certifications and equivalent experience:
+ N.A.P.E. Certification Air Conditioning III – Operations and Management
+ (National Association of Power Engineers)
+ Advanced Boiler Operator Certification
+ International Union of Operating Engineers (IUOE) (class 2 – minimum
+ 1-prefered) stationary engineer
+ Experience in performing chiller repairs, including but not limited to replacing seals, removal of and refilling refrigerant, correcting operational malfunctions, and loading, replacing motors, controls, sensors, gauges, repairing pipe leaks.
+ Must possess verifiable understanding and experience in operating, troubleshooting, repair and replacement of building specific equipment.
+ Experience in inspecting the work of HVAC personnel and GMWs.
+ Experience in replacing motors
+ Experience in troubleshooting BAS issues, correcting HVAC issues, and correcting energy and water waste issues
+ Ability to repair piping and tubing, replacing expansion tanks
+ Ability to troubleshoot all equipment in the building.
+ Ability to Read and understand contract specifications and drawings.
+ Experience training personnel; including, but not limited to training all crew members in the repairs of all equipment and performing continuing education of the technicians.
+ Shall be fully conversant in English (i.e. speaking, writing, and reading)
