    The Meadowbrook School of Weston, a junior kindergarten through 8th grade school located in Weston, MA, seven miles west of Boston, is seeking a Senior Facilities Manager to join our community. This is a full-time, year-round, exempt position and the annual salary range is $75,000 to $85,000 per year.

     

    Reporting to the Director of Facilities, the Senior Facilities Manager is an integral member of the facilities team. In addition to routine maintenance activities, you will act as  the main point of contact for the rest of the team, vendors, contractors, and supervise and manage two full-time Facilities Technicians. This role requires a significant exercise of sound judgement and discretion in managing day-to-day operations and staff. At times when the Director of Facilities is absent, you will lead the department.

     

    Meadowbrook is a fast-paced, dynamic environment where no two days are the same. Successful candidates will be personable and have the ability to connect with various groups of people including our faculty, students, and contractors/vendors. You must also be able to work independently, supervise and manage staff, and exercise sound judgment.

    Responsibilities:

    Supervisory & Administrative:

    + Directly supervise and manage two full-time Facilities Technicians including setting work priorities, approving time off, and managing daily workflow.

    + Mentor and train junior technicians and staff in the department, including performing annual performance reviews and setting growth goals for your direct reports.

    + Play a leading and decisive role in recommendations for the  hiring, firing, advancement, promotion and other changes of status for all direct reports.

    + Implement, and interpret facilities operational policies and procedures to ensure compliance and efficiency across the department.

    Contractor, Vendor, and Financial Management:

    + Act as point of contact for external services with vendors and contractors  and oversee their work.

    + Assist in selecting, negotiating with, and approving service agreements for new contractors.

    + Manage and track departmental expenditures, approve invoices, and oversee purchase orders for facilities supplies and equipment.

    + Assist the Director of Facilities in developing and managing the annual capital and operating budgets.

    Operations and Technical Leadership:

    + All routine maintenance tasks related to the operation of buildings and grounds on campus.

    + Troubleshoot and repair HVAC systems, including boilers, chillers, and air handling units, acting as the most skilled technician on staff to resolve high-level and complex technical failures, serving as the first line of expertise and technical trainer for other staff.

    + Perform preventive maintenance on HVAC equipment, such as changing filters, cleaning coils, and checking refrigerant levels.

    + Monitor and adjust building management systems to ensure optimal comfort and efficiency.

    + Diagnose and repair more advanced electrical problems (e.g., circuit breaker issues, lighting ballast replacement).

    + Address complex plumbing issues beyond simple repairs, such as repairing water heaters, pumps, and managing drainage systems.

    + Test and maintain fire alarm systems, including smoke detectors and fire extinguishers.

    + Maintain and troubleshoot security systems, such as alarms, CCTV cameras, and access control systems.

    + Follow all applicable safety rules and facilities procedures.

    + Use sound judgement to engage and manage vendors when necessary on any major and/or complex technical issues.

    + Perform preventive maintenance as needed.

    Safety and Campus Services:

    + Act as point of contact for all facilities maintenance requests.

    + Assign and oversee the following tasks:

    + Set up and break down for special events, rentals and assemblies.

    + Receive and unload deliveries.

    + Keep storage rooms organized.

    + Assist with snow removal and grounds maintenance including sports fields.

    + Assist with set-up/take down and/or monitoring of afternoon sports games.

    + Monitor parking and campus traffic.

    + Control access to campus and ensure all doors/windows are locked after hours.

    + Patrol grounds, buildings, parking areas while on duty and investigate/report any suspicious or dangerous activity.

    + Step in to cover the above duties as needed and perform other duties as assigned.

    Qualifications/Personal Attributes:

    + High School Diploma or GED required

    + Five to seven or more years of maintenance experience is preferred

    + Certifications in various building systems (e.g. HVAC, plumbing, or electrical, etc.) preferred

    + Drivers license required

    + Ability to work independently with minimal supervision and exercise sound judgment

    + Work effectively under pressure in meeting urgent deadlines in a service oriented environment subject to frequently changing priorities

    + Communicate clearly and concisely, both orally and in writing with courtesy and professionalism

    + Establish and maintain effective working relationships with staff, contractors and guests

    + Maintain a cell phone and school email, be available for emergency call ins when possible, be available for planned “on call” nights and weekends

    + Punctual, keep required work schedules, and follow work rules

    + Open, flexible, and adaptable to new challenges and tasks as they come up

    + Treats others with respect, regardless of gender, race, sexual orientation, background, or ability

    + Act with honesty and integrity at all times

    + Good organizational and communication skills

    + Must be or become certified in First Aid and CPR

    + Physically able to safely perform the various tasks required in accordance with OSHA regulations

    + Able to work outdoors during inclement weather

    + Ability to lift up to 50 lbs, sit or stand for prolonged periods, climb stairs and ladders
