About the role
As a Senior Project Manager, you will be responsible for providing consulting services to an assigned high-profile client account to help achieve the company's strategic business objectives. You will lead oversee and manage commercial interior renovation projects with responsibility for successful project delivery.
This is not a remote position and requires someone within the Greater New York City area that will report to the client's office in Manhattan a minimum of three days per week.
This job is part of the Project Management function. They are responsible for the management of projects from initiation through completion.
What you’ll do
+ Lead all facets of project management (budget, schedule, procurement, quality & risk) for multiple commercial, high end renovation projects including planning, design, construction, occupancy and closeout.
+ Demonstrate capability to read, understand and apply standard to sophisticated documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
+ Interface and be in direct contact with the clients to define project requirements. Prepare scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.
+ Facilitate the development of a charter and integrated timeline. Ensure all functions remain on schedule and issues get resolved or escalated.
+ Track progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Crafts action plans to meet objectives, budget and schedule.
+ Implement change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.
+ Demonstrate ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement plans to reduce or eliminate project risks.
+ Demonstrate a knowledge of projects & project management within the context of business results (larger economic implications, business risk, etc.).
+ Define the project delivery resources from pre-qualified lists or through the project qualification process. Conduct complex requests for proposals, complete bid evaluations, and recommend resources to clients.
+ Facilitate regular meetings to review project status for active and pending projects.
+ Collaborate to develop solutions and guide the project team through implementation and completion.
+ Apply advanced knowledge to seek and develop new, better methods for accomplishing both individual and department objectives.
+ Showcase expertise in own job discipline and in-depth knowledge of other job disciplines within the organization function.
+ Coach others to develop in-depth knowledge and expertise in most or all areas within the function.
+ Lead by example and model behaviors that are consistent with CBRE RISE values. Anticipates potential objections and persuades others, often at senior levels and of divergent interest, to adopt a different point of view.
+ Impact the achievement of customer, operational, project, or service objectives across multi-discipline teams. Work is guided by functional policies which impact the design of procedures and policies.
+ Contribute to new products, processes, standards, and/or operational plans in support of achieving functional goals.
+ Communicate difficult and complex ideas with the ability to influence.
+ Other duties as assigned.
What you’ll need
Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future
+ Bachelor's Degree preferred with at least 8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
+ Prior experience working with Industrial sector, advanced manufacturing plant ground up construction is preferred.
+ Proven track record of delivering commercial high-end interior projects is required; additional experience with mission critical, heavy MEP, or other specialized experience is a plus.
+ Proficiency in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint). Experience with MS Project or similar project management software.
+ Proven track record of leading multiple projects in varying stages simultaneously and the ability to deliver under pressure in fast-paced environments is preferred.
+ Interpersonal skills with an advanced inquisitive mentality.

Turner & Townsend carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for this position is $130,000 annually and the maximum salary for this position is $175,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend’s applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
