The Director, Retail acts as a liaison between Brookfield and retail tenants to maintain best-in-class service, standards, and performance across the properties. As the primary client relationship manager for the tenant for any inquiries, information, this role requires comprehensive tenant hospitality – from onboarding and construction to ongoing operations while maintaining exceptional tenant relationships.
Role & Responsibilities:
+ Serve as the primary relationship manager for retail tenants, addressing inquiries, lease matters, repairs, and operational issues with diplomacy and efficiency
+ Walk the campuses daily to monitor individual store and overall campus appearance to maintain a first-class complex standard
+ Provide feedback and support to the Property Management Team so that they may ensure a clean, safe, and secure environment with attention to detail in all operational aspects. Specific areas include, but are not limited to, safety and security, repair and maintenance, capital planning, crisis management, sustainability, and vendor oversight
+ Build and maintain proactive relationships with tenant leadership, regularly visiting stores to understand business needs and gather feedback
+ Oversee tenant onboarding from lease signing to store opening, coordinating with leasing, design, construction, and Property Management teams to ensure timely execution
+ Manage move-ins, move-outs, renovations, and general store maintenance in alignment with Brookfield standards
+ Ensure operational compliance with lease terms, store hours, visual merchandising guidelines, and customer service expectations through regular inspections
+ Liaise with internal departments (Brookfield, Property Management) to resolve tenant issues and maintain service excellence
+ Monitor and report on tenant performance, sales analytics, market trends, and foot traffic metrics; develop dashboards for strategic insights
+ Collaborate with marketing, PR, and events teams to support grand openings, press announcements, and asset-level campaigns
+ Partner with Arts & Events and Marketing to activate programs that drive traffic and enhance retail experience
+ Maintain a first-class shopping environment by walking the complex daily and supporting Property Management in ensuring cleanliness, safety, and operational excellence
+ Support capital and operating budget planning in partnership with Property Management
+ Develop strategic plans with Asset Management, Leasing, and Marketing to drive value and position the asset for growth
+ Cultivate relationships with tourism groups, community organizations, and key stakeholders to enhance tenant visibility and engagement
+ Address disputes and delays professionally, balancing tenant satisfaction with landlord interests
+ Assist in preparing tenant performance reports and renewal strategies
Your Qualifications:
+ Bachelor’s degree in business, Real Estate, Hospitality, or a related field; advanced degree a plus
+ 10+ years of experience in retail operations, property management, or tenant relations, preferably within commercial real estate
+ Proven track record of managing client relationships and delivering best-in-class tenant service
+ Strong understanding of lease administration, tenant onboarding, and operational compliance
+ Experience coordinating with cross-functional teams including leasing, design, construction, marketing, and property management
+ Ability to analyze retail performance metrics, market trends, and sales data to inform strategy
+ Skilled in conflict resolution and navigating complex tenant issues with diplomacy and professionalism
+ Excellent communication and interpersonal skills, with the ability to engage stakeholders at all levels
+ Strong organizational and project management skills, with the ability to oversee multiple initiatives simultaneously
+ Familiarity with budgeting, capital planning, and operational expense management
+ Experience brand-aligned customer experience initiatives
+ High attention to detail in maintaining visual standards, store appearance, and overall asset presentation
+ Proficiency in developing dashboards and reporting tools to track foot traffic and performance metrics
+ Ability to work in a fast-paced, dynamic environment with a commitment to continuous improvement
+ Knowledge of sustainability, safety, and crisis management practices within retail environments
+ Collaborative mindset with a passion for enhancing the retail experience and driving asset value

Compensation & Benefits:
Salary Type: Exempt
Pay Frequency: Bi-weekly
Annual Base Salary Range: $160K–$185K
Medical & Pharmacy Coverage: Yes, under Brookfield Medical Plan
Dental Coverage: Yes, under Brookfield Medical Plan
Vision Coverage: Yes, under Brookfield Medical Plan
Retirement: 401(k)
