We are seeking an experienced Project Manager to oversee lighting renovations at several facilities on a large industrial campus in Renton, WA. As a Project Manager, you will be responsible for managing the construction process through the entire project life cycle, from mobilization to closeout. This role includes overseeing client safety protocols, ensuring subcontractor compliance, and managing construction documentation through Procore. You will coordinate onsite activities, oversee inspections, and conduct stakeholder meetings for a project duration of approximately 10 months.
Pay: 50-60/hr
Schedule: Full-time; approximately 10-month project duration
Responsibilities
+ Oversee the entire construction process from mobilization to closeout
+ Ensure compliance with client’s safety protocols and manage subcontractor adherence
+ Manage construction documentation through Procore (RFIs, submittals, change orders, MDS, CO logs, daily reports)
+ Coordinate onsite activities, deliveries, and inspections
+ Conduct stakeholder meetings and generate weekly meeting minutes
+ Prepare and manage construction closeout documents
+ Monitor construction schedule and subcontractor daily activities
+ Manage Critical Path Schedules monthly using Microsoft Project
+ Update three-week look-ahead schedules weekly
+ Coordinate permit acquisition and third-party inspections
+ Execute and manage site-specific safety protocols for client and subcontractors
+ Ensure OSHA construction safety compliance and manage safety plan execution
+ Provide and distribute daily reports tracking subcontractor progress and installation deficiencies
+ Manage site and general condition requirements including equipment rentals and site services
+ Lead weekly construction meetings and communicate updates to stakeholders
Qualification Requirements
+ Minimum 5 years of experience in project or construction management
+ Proven track record overseeing construction projects, implementing cost control measures, and meeting critical path schedules
+ OSHA 30 certification required (or commitment to recertification if expired); OSHA 500 preferred
+ Strong leadership qualities to manage and motivate construction crews
+ Effective communication skills to interact with clients, engineers, subcontractors, and stakeholders
+ Ability to read and interpret electrical drawings, cutsheets, and construction documents
+ Experience managing subcontractors and understanding QA/QC requirements and deliverables
+ Proficiency in Procore and Microsoft Project
+ Strong organizational skills to meet extensive contract requirements
Disqualifiers
+ Less than 5 years of experience in project or construction management
+ No OSHA 30 certification or unwillingness to recertify
+ Lack of experience managing industrial construction projects valued at $5M+
+ Inability to work full-time onsite in Renton, WA

Pay and Benefits
The pay range for this position is $50.00 - $60.00/hr.
