**Location:** Gaithersburg, MD
**Employment Type:** Full-Time
**Division:** Special Projects Division
**Salary:** $150,000 – $200,000 + Biannual Bonus
About the Role
We are seeking a highly experienced and proactive **Senior Project Manager** to lead fast-paced **retrofit HVAC projects** within our **Special Projects Division** . This role is based in **Gaithersburg** and is responsible for managing projects from initiation through completion, ensuring alignment with company standards and client expectations. The Senior Project Manager reports directly to the Division Manager and plays a key role in planning, execution, and closeout.
Key Responsibilities
+ Manage multiple HVAC system retrofit projects, including planning, scheduling, budgeting, and resource allocation
+ Coordinate building access and project activities with customers
+ Review and manage contract documents and scopes of work
+ Track equipment orders and deliveries in coordination with purchasing and vendors
+ Collaborate with the Field Superintendent to oversee subcontractor and field labor operations
+ Ensure compliance with local building codes and regulations
+ Maintain organized workflows and documentation, including written and verbal communications
+ Conduct site visits and manage project closeout activities
+ Serve as the primary liaison between the company, customers, and vendors
+ Address project-related questions, concerns, and complaints
+ Perform additional duties as assigned by the Division Manager
Qualifications
+ Minimum of 10 years’ experience managing HVAC projects, or
+ Bachelor’s degree in Project Management, Mechanical Engineering, or Construction Management
+ Experience managing retrofit projects in commercial, institutional, and healthcare environments
+ Proven ability to plan, schedule, and coordinate subcontractors
+ Experience managing multiple concurrent projects
Skills & Competencies
+ Strong team collaboration and interpersonal skills
+ Proficiency in reading mechanical diagrams, construction drawings, and blueprints
+ Knowledge of contract documents and scopes of work
+ Excellent organizational and documentation skills
+ Strong written and verbal communication abilities
+ Proficiency in Microsoft Office Suite and project tracking software (e.g., Microsoft Project)
+ Independent and analytical problem-solver
+ Detail-oriented with strong time management and accuracy
Compensation & Benefits
+ Base Salary: $150,000 – $200,000
