Join our dynamic team as a Project Manager in the healthcare construction sector, where you'll manage projects from conception to completion, ensuring high-quality, innovative, and customized construction management services. You will be pivotal in maintaining long-term client relationships and delivering exceptional results in technically challenging environments.
Responsibilities
+ Understand unique project features and complexities to ensure they are reflected within the budget, especially regarding schedule and general conditions.
+ Review and update budget clarifications and exclusions with every budget update.
+ Track changes in budget line-items via an accurate budget log.
+ Assist the owner and design team with solutions to mitigate cost overruns and meet client expectations.
+ Finalize the Owner Contract, clarifications, exclusions, schedule, and general conditions.
+ Oversee production, quality, safety, and timely profitable completion of assigned projects, directly and in collaboration with the superintendent.
+ Build and sustain relationships with targeted clients and initiate new project leads with architects, engineers, and owners.
+ Prepare for and attend client introduction meetings and project interviews.
+ Ensure timely award, preparation, and execution of competitive and complete subcontracts, professional service contracts, and purchase contracts.
+ Ensure site team compliance with subcontractor requirements, including signed contracts and approved insurance certificates.
+ Prepare final construction budgets and review general contract under supervision.
+ Prepare timely and accurate requisitions and ensure timely collection of all due monies.
+ Understand and execute terms, conditions, and requirements of the general contract.
+ Conduct all progress meetings with the owner and design team, managing meeting minutes and related documents.
+ Require weekly progress meetings with subcontractors and review meeting minutes.
+ Prepare change orders and time extensions and follow-up through the approval process and payment.
+ Prepare and maintain a change order log to support and validate projections on the change order cost report.
+ Approve transaction orders, invoices, and requisitions, ensuring compliance with company accounting procedures.
+ Require the implementation of and compliance with the company's safety and quality control programs.
+ Prepare for and conduct job reviews, preconstruction, and closeout meetings.
+ Conduct accountability coaching meetings with direct reports monthly.
+ Ensure the site team updates the schedule monthly or as per contract requirements.
+ Resolve contract disputes promptly to avoid project delays.
Essential Skills
+ AEC degree with 4+ years of experience, or 7+ years of construction experience without a degree.
+ 2+ years of experience in healthcare facilities, preferably as a Project Manager, Assistant Project Manager, or Superintendent/Site Manager.
+ Experience running healthcare projects from conception to completion.
Additional Skills & Qualifications
+ Experience with project management in healthcare construction.
+ Familiarity with construction management software and tools.
+ Strong interpersonal and communication skills.
Work Environment
This role involves both office work and on-site project management as needed. All projects are healthcare-related, typically in hospitals or similar settings. The position requires a focus on infection prevention and dust containment, with a commitment to maintaining high standards of safety and quality.
Job Type & Location
This is a Contract to Hire position based out of Herndon, Virginia.
Pay and Benefits
The pay range for this position is $43.00 - $60.00/hr.
