Description of Work Unit
The mission of the Lory Student Center ( LSC ) is to serve as a student-centered organization at the heart of campus, providing programs and services that create an welcoming community and inspire active, engaged learning. As an auxiliary enterprise within the Division of Student Affairs, the LSC is a comprehensive student union recognized nationally as one of the leading university centers. The LSC annual operating budget is approximately $40 million. Nearly 125 full-time career staff and 650 student and hourly staff serve approximately 24,000 people entering the facility on a daily basis and hosts approximately 13,000 annual events and meetings. Areas within the Lory Student Center include the CSU Bookstore; Campus Activities; Lory Dining Services; Marketing; Operations; Student Leadership, Involvement & Community Engagement (SLiCE); and an extensive array of business and service partners.

The LSC Operations Department is responsible for providing a safe and clean learning environment for students, staff, and university guests by responding to the daily needs of the facility with a focus on safety, sustainability, and customer service.
The work of Lory Student Center staff members is guided by and in alignment with CSU’s Principles of Community, the Division of Student Affairs Values, and the Lory Student Center Mission.
Position Summary
This position exists to provide a broad range of maintenance and repair services for the Lory Student Center ( LSC ). The primary responsibilities include opening the building in the mornings, ensuring all furniture and equipment are set up correctly, and verifying the facility is ready for daily operations. Snow and ice removal remain key seasonal duties.
This position plays a critical role in coordinating and leading all painting projects, overseeing the work of student painters, and ensuring that all areas meet aesthetic and quality standards. The role also includes assisting Operations trades professionals with the installation, repair, and maintenance of structures, furnishings, and building equipment. Responsibilities include managing larger-scale repairs and the ability to troubleshoot more complex issues related to furnishings, carpentry, and flooring.
Additional duties include submitting and completing work orders, performing minor carpentry, furniture repairs, floor work, and preventative maintenance tasks such as replacing damaged ceiling tiles, HVAC filter changes, cleaning diffusers and return air vents. Replace batteries in restroom sensors. Painting and painting prep. The position proactively assesses facility conditions during LSC building closures, ensuring readiness for reopening and addressing any concerns needed.
This position is also accountable for the proper handling of flags at the LSC , including maintenance, raising, and lowering, and coordinating with the Associated Students of Colorado State University and the Associate Dean of Students with the Division of Student Affairs to properly handle and deliver the flag raised in memory of a Ram to their respective families. Assists with surplus handling and pest control.
Required Job Qualifications
+ High school diploma or equivalent.
+ Mechanical aptitude and a willingness to learn are required.
+ This position is required to perform physical work involving general tasks including hauling, lifting, moving and digging.
Preferred Job Qualifications
Experience in a commercial or institutional setting with the following skills:
+ Painting and wall repair
+ Carpentry, structural repairs and installations
+ Proficiency in the use of power tools and hand tools for a variety of maintenance tasks
+ Snow removal experience, using both manual methods (shoveling) and powered equipment (electric snow blowers).

Responsible for individual tasks and assisting technicians with a variety of maintenance and repair tasks, ensuring the efficient operation and upkeep of the LSC , which may include:
+ Lead and manage completion of special projects as assigned
+ Lead and execute minor maintenance and repairs
+ Independently manage and execute ceiling tile repairs, ensuring work meets safety and quality standards.
+ Clean and maintain diffusers and air return vents, ensuring optimal HVAC system performance.
+ Assess and troubleshoot minor plumbing issues such as toilet and sink malfunctions; turn off water supply when necessary, preventing further damage until plumber arrives.
+ Take ownership of surplus preparation, collaborating with departments to determine items for surplus and ensure proper documentation and disposition.
+ Maintain the LSC flags, including raising, lowering, and ensuring protocol is followed during events and observances, and take responsibility for ensuring proper flag display.
+ Lead efforts in installing signage, bulletin boards, shelves, and artwork on walls, ensuring safety and alignment with facility standards.
+ Install and repair projects involving structural parts, furnishings, and associated building equipment, ensuring all work is performed to high quality standards.
+ Conduct floor work, including installing and repairing carpet, tile, wood flooring, transitions, and cove base to meet aesthetic and functional requirements.
+ Assist the HVAC technician with filter changes.
+ Ensure compliance with safety standards while performing maintenance tasks, addressing issues before they escalate.
+ Lead banner replacements for events and promotions, ensuring proper installation and visual appeal.
+ Utilize technology such as cell phones, computers, or tablets to enter service requests in ReADY, ensuring timely and accurate documentation.
+ Review and complete work orders in AiM, tracking progress and ensuring all tasks are completed within set timelines and quality standards.
+ Oversee seasonal maintenance of the Sutherland Garden canopies, including removal for winter and proper storage to ensure safe and efficient reinstallation each spring.
+ Responds to and completes work order requests at various LSC satellite locations across campus, including Morgan’s Grind, Sweet Temptations, Lake Street Market, The Bean Counter, and Subway.

+ Verify automated lock systems, ensuring all designated doors are properly unlocked, troubleshoot any issues as needed
+ Conducts a walkthrough to ensure the facility is fully operational and furniture is in place, inspects all areas for leaks
+ Remove snow and ice from entrances and walkways, ensuring safe access for staff, students, and visitors.
+ Coordinate access for pest control services, provide entry to restricted areas and ensure all protocols are followed.
+ Perform touch-up painting and maintenance, identifying areas in need of attention and taking action to maintain the building’s appearance.
