+ Introduction
The DESPP Facilities Operations Unit provides effective and efficient planning, management, maintenance, and operation for all facilities within the agency. The facilities unit operates from the Mulcahy complex located in Meriden and travels throughout the state to service over 70 buildings on 27 sites.

POSITION DETAILS
We are hiring 3 full time (40 hour per week) positions, with 2 based out of 294 Colony Street in Meriden and 1 based out of 24 Perimeter Road in Windsor Locks, however this recruitment can be used statewide for all DESPP facilities.
Schedule for this position will primarily be on first shift with Monday-Friday schedule between the hours of 7:00am and 3:30pm. In this role you would work in a 24/7 environment and be responsible for performing a full range of Skilled Maintainer duties as assigned by the Supervisor. In this class you must be willing to accept assignment to emergency duties, whenever his or her services are needed and must participate in mandatory winter overtime which occurs from November 1 through April 30 each year.
This class is accountable for performing basic tasks of a skilled nature in our Facilities Operations Unit including building and equipment maintenance (operational and remedial), landscaping and grounds keeping duties, and operation of complex mechanical equipment. Specific duties of this position include, but are not limited to:
+ Performing grounds care/landscape maintenance;
+ Perform semiskilled tasks in construction, maintenance, and mechanical repair of commercial buildings;
+ Operating box truck, large dump trucks with trailer;
+ Assisting other team members as needed;
+ Snow and Ice Removal from Nov.1 to April 30 annually (Mandatory). This requires being called in after hours and may require multiple days per event. As an essential employee attendance is required even if the state is closed by the Governor;
+ Other related duties as assigned.

PURPOSE OF JOB CLASS (NATURE OF WORK)
In a state agency this class is accountable for performing one or more tasks of a skilled nature (requiring prior experience or training, below the level of a specialized trades worker which would give the incumbent proficiency in required knowledges, skills and abilities on the first day of the job) in addition to performing lower level duties. Only complex tasks should be learned on the job. Tasks performed will be in one or several of the following areas:
+ Building and equipment maintenance (operational and remedial) including the operation of trucks of five (5) ton or greater capacity or complex motorized equipment;
+ Grounds care as a supervisor and/or specialized landscaping functions;
+ Assists Qualified Craft Workers or other higher level employees in the trades areas.
EXAMPLES OF DUTIES

KNOWLEDGE, SKILL AND ABILITY
+ Considerable knowledge of methods, tools, equipment, materials and procedures of specific trade or work area concerned;
+ Knowledge of maintenance problems and their proper handling;
+ Skills
+ manual and machine operations of trade or work area skills;
+ interpersonal skills;
+ oral and written communication skills;
+ Ability to
+ follow written and oral instructions;
+ utilize computer software.
MINIMUM QUALIFICATIONS - GENERAL EXPERIENCE
Two (2) years of experience in one of the following areas:
+ One of the skilled trades;
+ Landscape maintenance or vegetable gardening;
+ Operation of motor trucks or large buses.
The experience area should reflect the needs of the position.
MINIMUM QUALIFICATIONS - SUBSTITUTIONS ALLOWED
Graduation from a vocational or technical school with a diploma designating completion of subject requirements in a maintenance trade area may be substituted for the General Experience.
PREFERRED QUALIFICATIONS
+ Commercial experience in plumbing, carpentry, custodial, electrical, HVAC, masonry and painting;
+ Experience traveling to locations across the state;
+ Experience troubleshooting mechanical issues;
+ Experience maintaining electronic records of preventative maintenance, vehicle assignments, purchase requests and parts lists;
+ Experience operating and maintaining equipment including zero turn mowers, string trimmers, hedge trimmers and chainsaws;
+ Experience operating heavy-duty pickup trucks with plow or salting equipment, wheeled loaders, skid loaders and dump trucks (5-ton capacity and larger);
+ Experience creating and maintaining electronic work order records;
+ Experience providing oral and written communication with internal and external stakeholders;
+ Experience performing grounds maintenance including mowing, weeding, raking, shoveling and snow and ice removal.
SPECIAL REQUIREMENTS
Incumbents in this class may be required by the appointing authority to possess and retain appropriate current licenses, permits and/or certifications.
PHYSICAL REQUIREMENTS
+ Incumbents in this class must have adequate physical strength, stamina, physical agility and visual and auditory acuity, and must maintain such physical fitness as to be able to perform the duties.
+ A physical examination may be required.
WORKING CONDITIONS
+ Incumbents in this class may be required to lift moderate to heavy weights and may be exposed to significant levels of dust, heat, noise, extreme weather conditions and risk of injury from equipment and assaultive and/or abusive individuals.
+ The appointing authority may require completion of an asbestos removal program consistent with EPA guidelines for operations and maintenance during employment in this class. Incumbents may be required to use protective equipment such as respirators and safety goggles.
