    Senior Director, Campus Operations Maintenance & Residential Operations

    Required Qualifications (as evidenced by an attached resume):

    Bachelor's degree (foreign equivalent or higher). Eight (8) years of directly related full-time experience in facilities management. Supervisory experience. Experience in budgeting. Customer service experience. Proficiency in Microsoft Office Suite and/or Google Workspace. Must have, keep and maintain the appropriate valid NYS Driver’s License; have a motor vehicle record which is free from major violations or a pattern of repeat violations. **(***Out-of-State Applicants, see "Special Notes”).**

    Preferred Qualifications:

    Advanced degree (foreign equivalent or higher). Ten (10) years of directly related full-time experience in facilities management. Experience working with sustainability initiatives and energy management. Experience using facilities management software. Experience working in a large academic, residential, healthcare, or similar setting.

    Brief Description of Duties:

    The Senior Director reports to the Associate Vice President for Campus Operations and Maintenance, and provides leadership for the operation and management of all campus and residential facilities. The role is responsible for setting the strategic vision for facilities, site work, and ensuring effective policies and procedures across Campus Operations & Maintenance and Residential Operations.

     

    The Senior Director works closely with senior leadership—including the Vice President for Facilities and Services, Assistant Vice President for Campus Residences, and other University stakeholders—while serving as a liaison to Campus Planning, Environmental Health & Safety, and the Faculty Student Association. The position requires strong collaboration, decision-making, and communication with a proven ability to guide staff, foster partnerships, and prepare high-level reports and presentations. The Senior Director also provides indirect supervision of building managers across campus.

     

    + **Personnel:**

    + Oversee staffing needs, recruitment, training, supervision, and performance management for assigned departments. Represent Facilities Operations in grievance hearings when required. Support staff development and implement corrective action as needed.

    + **Strategic Planning:**

    + Provide leadership in developing long-range plans for COM and Residential Operations in alignment with University and Division goals. Monitor progress, adjust plans, and ensure focus on student and institutional priorities.

    + **Policy & Administration:**

    + Assist the Associate Vice President with policy development, departmental goals, and operational improvements. Represent the AVP on committees and ensure effective communication across academic, administrative, and operational units.

    + **Operations Management:**

    + Direct daily maintenance and custodial operations for academic, residential, and off-site facilities. Oversee trade shops, grounds, snow removal, elevators, and building managers. Ensure safety, compliance, emergency response, and efficient service delivery.

    + **Budget Management:**

    + Manage operating budgets, expenditures, and minor construction projects. Monitor financial performance, identify shortfalls, and work with leadership to address needs.

    + **Campus Partnerships:**

    + Foster collaboration with Campus Recreation and other departments to ensure timely and effective service that supports student experience and operational needs.

    + **Safety & Training:**

    + Develop and enforce safety, quality control, and compliance standards. Oversee departmental training programs, including safety, health, and apprenticeship initiatives.

    + **Work Order Management:**

    + Ensure work is tracked in the INFOR system, inspections are completed, and workload is balanced. Promote planned over crisis management wherever possible.

    + **Project Support & Emergencies:**

    + Consult on new projects and renovations, coordinate with CPDC and other partners, and oversee response during campus emergencies.

    + **Other Duties:**

    + Other duties or projects as assigned as appropriate to rank and departmental mission.

    Special Notes:

    This is a full-time appointment. FLSA Exempt position, not eligible for the overtime provisions of the FLSA. Minimum salary threshold must be met to maintain FLSA exemption.

     

    In addition to the employee's base salary, this position is eligible for $4,000 UUP annual location pay, paid biweekly.

     

    **Essential Position:** This has been designated as an essential position based on the duties of the job and the functions performed. Positions that are designated as such may be required to report to work/remain at work even if classes are canceled, and the campus is working on limited operations in an emergency.
