    Job Description

    Overview

     

    Lead all sales related strategies, objectives, and processes. Tailor a sales program through recruiting, educating, motivating and monitoring for an effective sales experience. Effectively oversee the facilitation of training and coaching activities with Director of Sales, Area Sales Manager, Sales Team Members, in coordination with the President, for active communities and to plan accordingly for future neighborhoods. Oversee strategic and operational objectives for future communities and to meet community sales goals and closing objectives for actively selling communities. Oversee sales strategies and direction to ensure we sell our fair share of homes to meet or exceed business plan goals.

     

    Lead the Marketing team and oversee marketing strategies that support the Regional Business Plan. Strategize on the overall branding, marketing communication for master planned communities and homebuilding operations, and model merchandising strategies. Collaborate with internal departments (construction, design, development, and purchasing) and external partners (consultants, agencies, and preferred partners) on product development, market research, and strategize on opportunities to reduce costs or increase operational efficiencies. Understand and oversee all budgets that are sales and marketing related.

     

    Liaison between construction and design to resolve homebuyer issues, as needed. Meet with the President of Texas Housing on a weekly basis to strategize and review goals for each community, discuss updates, potential issues, and outstanding concerns. Effectively oversee all aspects of the sales and marketing strategies, keeping the focus on company goals. Maintain a clear understanding of all relevant marketplaces and stay current with industry changes.

     

    Key Deliverables

     

    Sales Operations

     

    + Lead the strategy for the full buyer conversion funnel and continuously optimize conversion metrics and cycle time.

    + Collaborate with departments in both Land & Housing to align on product design, positioning, pricing and product release cadence with market demand.

    + Build and scale processes, playbooks and training programs for community & neighborhood level selling, design studio workflows, and escrow workflows.

    + Oversee visioning and brand, digital marketing, promotions and model home strategies, CRM &CMS workflows and performance marketing to maximize engagement and performance.

    + Drive adoption of sales and marketing and design technology (CRM, lead attribution, digital visualization tools, online purchase tools, analytics) and align those processes with how the teams would use that to support our customers through their homebuying journey.

    + Lead CX strategy across departments to support, review and analyze data quarterly and align our internal efforts to best align with the feedback we are receiving to best support the Customer Experience.

    + Provide leadership to the Sales and Marketing Teams to support an environment for success and encourage feedback to achieve maximum performance.

    + Attend and/or oversee sales and marketing meetings involving Sales, Escrow, and Marketing Team members.

    + Support Directors to solve complex sales, marketing, and/or escrow issues between all parties (examples: customers, homeowners, internal teams, escrow or lending related, etc.)

    + Active Communities - Oversee strategy on the performance, health, and operations of the communities that are actively selling (sales/closings for the year, plus back-log)

    + Support future neighborhoods through design review, product development, training, and collaborating with partners and consultants on product design and sales gallery design.

    + Oversee phasing and site planning based on current market absorption rates. Maintain close contact with internal departments to maximize profits and meet Business plan goals.

    + Review consumer preferences, plans, elevation, and lot fit studies to ensure good balance and higher salability of each phase.

    + Work closely with President of Texas Housing to oversee pricing strategies to determine and establish retail pricing (to include views, lot size, location, privacy, etc.).

    + Coordinate process improvements with other internal departments.

    + Oversee documents and lead management to ensure compliance with point-of-sale disclosures, consumer compliance requirements, legal documentation, and contractual paperwork.

    + Oversee guidelines and expectations for preferred partners – lenders, escrow companies, and consultants to continue to support Brookfield Residential and to provide our customers with the level of professionalism they deserve.

     

    Leading Marketing Team and Marketing Initiatives

     

    + Provide leadership for all areas for marketing for the Region.

    + Collaborate with N/A Digital Marketing Director to oversee the strategy of the regional website and other customer initiatives. Support marketing team with implementing N/A Marketing initiatives on a regional level to improve the customer experience.

    + Support Marketing team to developing strategies to increase web traffic, improve online search results and provide for an engaging online experience.

    + Collaborate with Director of Digital Marketing and Marketing Directors on the development and execution of social media strategies to enhance customer interaction and overall brand engagement.

    + Conduct process review meetings to establish best practices and monitor progress.

    + Strategize with team and partner agencies regarding advertising, promotional needs, and floor plan review. Coordinate with agency partners for ad creation or approval for promotional events or holidays.

    + Oversee and collaborate with ad agencies on direction, content creation, and marketing strategies for Regional and Neighborhood campaigns.

    + Work closely with Marketing Directors to develop schedule of homebuyer/homeowner events. Homebuyer Information nights, Meet and Greet, etc.

    + Strategize with internal teams when sales pace at a specific neighborhood slows – maintain pulse on market drivers to coordinate with marketing on a promo campaign. Can involve e-blasts, MLS adjustments/additions, broker presentation, event sponsorship, etc.

     

    Team Management and Leadership

     

    + Lead, coach and support Sales & Escrow, Marketing, Design, and CX Team to deliver on our business objectives and KPI’s.

    + Oversee performance management process for a large team of experienced professionals and managers.

    + Lead, support and provide feedback to the directors and mangers of the sales and marketing teams.

    + Meet with Vice President of Sales, Director of Sales, Director of Marketing, and Marketing Managers to develop and establish performance and career development objectives for performance evaluations.

    + Check-in and monitor status of the goals per outline established with each sales representative and marketing team member, in preparation for the mid-year and annual evaluations.

     

    Market Research and Strategy

     

    + Set and execute an integrated Sales & Marketing strategy that supports our Land & Housing business and support our drive for revenue growth and a successful sales strategy.

    + Monitor market trends and competition to maintain a complete understanding of all the markets we are currently building in and markets that we are/or should be considering. Complete market surveys, as received.

    + Participate in market research - resale market, new home competition, and historical data. Update quarterly, or as needed, to maintain current data to support base pricing, premiums, and product recommendations.

    + Oversee pricing recommendations to Vice President of Sales to ensure pricing strategy supports business plan goals and long-term market share.

    + Strategize on incentive costs per neighborhood to preserve margins. Make recommendations as needed to adjust marketing or sales strategy to meeting changing market and/or competitive conditions.

    + Oversee recruitment and share the exciting opportunity to work for Brookfield Residential.

    + Oversee staffing plan for current and future neighborhood assignments (1-2 years out).

    + Focus on future neighborhoods (2+ years out) regarding design review, marketing, staffing, etc.

    + Understand competition, lot nuances, etc. for future sites of new communities.

    Customer Experience

    + Represent Brookfield Residential at trade association meetings to promote company’s brand/product.

    + Attend special events, sales rallies, conferences, field trips, etc.

    + Support customer experience by coordinating with multiple departments for desired output (construction, design, development, etc.).

     

    What You Bring

     

    + 12+ years’ experience in sales and marketing environment, with emphasis on residential sales, sales management and/or real estate related industries

    + Real Estate Sales License/ Broker’s License a plus.

    + Excellent communication skills, verbal and written.

    + Strong organizational and interpersonal skills

    + Proficient in NewStar Enterprise software, with demonstrated ability to leverage its CRM, sales pipeline, contracting and reporting tools to drive operational efficiency and maximize home sales performance.

    + Ability to supervise, delegate, and direct the efforts of Marketing team.

    + Strong ability to prioritize and manage multiple projects under tight deadlines

    + Excellent ability to handle sensitive information.

    + Previous experience working with senior leadership, executive management, and other management levels.

    + Advanced computer applications, specifically Microsoft Word and Excel
