    Position Summary

    Saint John's Physical Plant, located on the Saint John's University campus, invites applications for the full-time, benefit eligible position of Director of Maintenance.

     

    The Director of Maintenance plans and supervises work performed by the Physical Plant maintenance shops, including electricians, plumbers, carpenters, preventive maintenance, general maintenance and HVAC staff, and a wastewater treatment plant operator. The Director of Maintenance will also have regular contact with vendors and suppliers that provide services to the campus. This position reports into the Chief Facilities and Resilience Officer (CFRO).

    The position exists:

    1) to ensure that the campus is provided with quality utility service [high- and low-pressure steam, natural gas, heating, cooling, and air-conditioning, hot and cold domestic water, irrigation, wastewater disposal, high and low voltage electricity, and voice, data, and video cabling]

     

    2) to ensure that all buildings and utility systems are perpetually maintained

     

    3) to ensure that fire and life safety systems are integrated and operative

     

    4) to ensure a comfortable environment for campus occupants and guests, while promoting and implementing energy conservation measures; and

     

    5) to ensure the wastewater treatment plant operates within regulatory standards

    The posted wage represents OSB's good faith estimate of likely compensation at the time of posting. Actual pay will be dependent upon several factors, including the candidate's experience, qualifications, and skills, and may fall outside of the range indicated.

    Responsibilities

    •Supervises internal maintenance staff, including electricians, plumbers, carpenters, preventive maintenance and general maintenance staff, and a wastewater treatment plant operator. Guides and provides technical assistance to staff in the performance of their duties.

    •Assists in planning and oversight of routine maintenance (R&R) and minor renovations including supervision of internal staff and outside contractors to ensure satisfactory progress, safety, and completion within the required schedule and budget.

    •Acts as a resource for the CFRO in relation to capital projects and coordination of related in-house projects.

    •Consults with power house staff and outside utility providers as they relate to campus utilities, including troubleshooting during utility outages.

    •Oversees the preventive maintenance program for campus buildings and utilities.

    •Serves as primary administrator and operator of the campus Energy Management Control software (i.e. KMC, Johnson Controls, etc.). Monitors conditions on campus and makes adjustments in the system as required.

    •Ensures maintenance staff conduct work in a safe manner and in accordance with Physical Plant and OSHA safety standards.

    •Oversees operations and reporting of the wastewater treatment plant and swimming pool in accordance with PCA regulatory requirements.

    •This position also assists with HVAC operations for the campus, including operating the digital controls program and performing repairs and maintenance on HVAC systems as time allows.

    OTHER RESPONSIBILITIES INCLUDE:

    •Actively participates in and promotes the occupational safety program and environmental practices of the department.

    •This position requires the individual to carry a cell phone and respond appropriately to after-hours emergencies or urgent issues as they arise, including determining which staff/contractors may be required to assist and providing direction and supervision to the responding team.

    •Occasional weekend shifts as deemed necessary by CFRO.

    •Performs other duties as assigned by the CFRO.

    Qualifications

    REQUIRED QUALIFICATIONS:

    Education:

    •Technical degree or equivalent experience required; bachelor’s degree in related field, preferred

    Knowledge, Skills & Abilities:

    •Minimum of seven (7) years demonstrated experience and expertise in building and campus maintenance and/or general construction activities/processes.

    •Demonstrated experience and expertise in managing a staff and providing leadership.

    •Demonstrated mechanical and electrical aptitude and/or experience.

    •Demonstrated ability and experience in troubleshooting either mechanical or electrical control systems.

    •Demonstrated ability to make judgments and take initiative to complete both assigned and unassigned projects independently.

    •Demonstrated ability to communicate effectively in both oral and written forms, including the ability to communicate in technical terms with contractors and consultants.

    •Ability to read blueprints and specifications.

    •Ability to read, understand, and follow safety procedures.

    •Strong computer skills and ability to learn new technologies.

    •Valid MN Driver's license.

    Physical Abilities:

    •Possess normal sight, hearing, and physical dexterity, with the ability to lift 40 lbs. with or without assistance.

    •Must be able to work off ladders, in tunnels, and in confined spaces.

    •Must be able to wear personal protective equipment as required by the duties being performed.

    •Must be able to work outdoors in all weather conditions, including extreme heat and cold.

    VISION PLAN

    LIFE INSURANCE

    The Order provides a Basic Life and Accidental Death and Dismemberment (AD&D) policy to employees. This insurance becomes effective on the first of the month following date of hire. The amount of term insurance provided is based on your annual salary as follows:

    You may also purchase additional life insurance in increments of one, two, three, or four times your annual salary. There is also a dependent life insurance package available.

     

    Employer provided life insurance in excess of $50,000 is subject to imputed tax (a tax on the value of the premium).

    VACATION

    Paid vacation is accrued based upon FTE and the number of years employed. Vacation is cumulative from year to year to a maximum of 240 hours. Employees working 100% time receive the following:

    HOLIDAY PAY

    Employees receive paid holidays. The Order recognizes ten official holidays during the calendar year: New Years' Eve Day, New Years' Eve, Good Friday, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Day after Thanksgiving Day, Christmas Eve and Christmas Day. Leased employees may receive additional holidays.

    SICK LEAVE

    Full-time employees earn up to 9 days of sick leave per year, pro-rated based on FTE. Sick leave is cumulative from year to year up to a maximum of 720 hours (90 days). Employees may also use accumulated personal sick leave to care for ill family members.

    LONG-TERM DISABILITY

    After one year of benefit eligible employment, the Order provides coverage in the event of an illness or injury which prevents you from working. This plan provides a benefit which equals 60% of your basic monthly earnings to a maximum monthly benefit of $15,000. This benefit will be payable for the benefit duration, provided the employee is unable to perform the usual and customary duties of his/her occupation.     FLEXIBLE SPENDING ACCOUNTS / HEALTH SAVINGS ACCOUNTS

    These plans allow employees to set aside a portion of their salary on a pre-tax basis to pay for IRS approved expenses.

    TUITION ASSISTANCE - PREP SCHOOL

    The tuition assistance plan is an educational grant provided by the Order to a qualified child of a full time employee towards meeting the tuition costs at Saint John's Preparatory School. The dependent must meet the eligibility criteria in order to receive this benefit. Leased employees are not eligible for this benefit.

    TUITION REMISSION - EMPLOYEE

    Tuition remission is an educational benefit provided by the Order to full-time employees. A full-time employee and spouse (if applicable) are eligible for tuition free education benefits the first full semester after six months of employment. The payment of special fees is the responsibility of the employee. Full-time employees may enroll for one undergraduate course per term, which includes summer; up to a maximum of 2 courses per year. Leased employees are not eligible for this benefit.

    PARENTAL LEAVE

    A three week (15 days) paid leave will be granted to eligible employees due to the birth or adoption of a child, pro-rated based on FTE. New employees are eligible for this benefit after twelve months of employment.

    EMPLOYEE ASSISTANCE PROGRAM

    The Employee Assistance Program (Vital Work Life) is currently a free counseling resource available to all employees and immediate family members. EAP counselors can help you identify problems and concerns regarding family, marriage, emotions, alcohol or drugs, financial difficulties, legal issues and job stress. All contacts between you, your family, and the EAP are provided as a benefit from the Order and are kept strictly confidential.

    RETIREMENT PROGRAM

    The Order provides two 403(b) retirement plans: A Defined Contribution Plan and a Supplemental Tax Deferred Annuity Plan. These plans are administered by Teachers Insurance and Annuity Association (TIAA). Enrollment in the retirement plan will be effective the first day of the month following date of hire, unless the employee elects to opt-out.

    This voluntary plan offers an additional level of financial protection for you and your family in the event of a serious accident or illness.
