About the Role

As a **Facilities Maintenance Technician 3** , you will perform advanced maintenance and repair of mechanical, electrical, and building systems in accordance with standard operating procedures, manufacturer specifications, and safety requirements.

This position requires a strong technical foundation and the ability to work with minimal supervision. You’ll serve as a technical expert within the team—someone who leads by example, shares knowledge generously, and helps raise the bar for quality and safety performance across all operations.

Key Responsibilities

+ **Advanced Maintenance:** Perform complex maintenance, troubleshooting, and repairs on HVAC, electrical, plumbing, and mechanical systems.

+ **Preventive Programs:** Lead and execute preventive and predictive maintenance programs, ensuring documentation accuracy and timely completion within CMMS.

+ **Diagnostics:** Identify root causes of recurring equipment issues and recommend long-term, sustainable solutions.

+ **Leadership in Practice:** Demonstrate professionalism, accountability, and teamwork while informally guiding and mentoring lower-level technicians.

+ **Safety & Compliance:** Champion safety culture by modeling best practices and ensuring all work meets C&W Services and OSHA standards.

+ **Coordination:** Collaborate effectively with supervisors, clients, and other departments to prioritize maintenance activities and minimize operational downtime.

Basic Qualifications

+ High school diploma or equivalent.

+ Minimum of four (4) years of experience in facilities or industrial maintenance.

+ Advanced knowledge of mechanical, electrical, and plumbing systems.

+ Proven ability to lead by example and support team development.

+ Experience reading and interpreting blueprints, schematics, and technical drawings.

+ Strong troubleshooting skills with the ability to work independently on complex systems.

+ Proficiency using a Computerized Maintenance Management System (CMMS).

+ **Valid driver’s license and reliable personal vehicle required. Travel between sites will be a requirement of the role.**

Preferred Qualifications

+ Associate degree or higher in a technical, mechanical, or electrical field.

+ Experience with **HVAC and Building Management Systems (BMS)** .

+ Experience with **Fire Life Safety (FLS)** systems and regulatory compliance.

+ Knowledge of **Variable Frequency Drives (VFDs)** , controls, and automation.

+ Demonstrated ability to mentor and influence team members positively.

Physical Demands

+ Ability to reach overhead, kneel, squat, climb steps/ladders, and lift up to 50 lbs.

+ Must be able to move between departments and facilities throughout the workday.

+ Regularly required to type and document work in a computerized maintenance system.

+ Work may be performed in a warehouse or industrial setting with fluctuating temperatures.
