Position Summary: The LSS / Low Voltage Construction Manager will work within the Construction Management department and will report to Electrical Project Manager. They will work closely with design professionals, clients, subcontractors, and craftspeople to address complex electrical coordination issues. The Electrical Construction Manager will manage the Electrical Team and lead our onsite Electrical quality control efforts, which will include document review during preconstruction through commissioning and punch list.
SALARY RANGE: $85,000 - $130,000
JOB SUMMARY: The Low Voltage Construction Manager will manage the low voltage electrical team and information from start to finish for large hi-tech projects. The Low Voltage Construction Manager will collaborate with design professionals, clients, subcontractors, and craftspeople to address complex low voltage electrical coordination issues. This position is on the front line to aid in avoiding and solving technical problems that arise. The Low Voltage Construction Manager will lead onsite low voltage electrical quality control efforts, which will include document review during preconstruction through commissioning and punch list.
PRINCIPLE RESPONSIBILITIES:
+ Oversee low voltage electrical subcontractors and vendors installation work daily to insure they are maintaining their installation schedule, support system startup and commissioning activities.
+ Interpretation of construction documents, control sequences and technical manuals.
+ Run startup meetings involving Area Construction Managers, Design Team members, multiple subcontractors, local utility agencies and owners to coordinate/ drive MEP system start up activities
+ Interface between Area Construction Managers and multiple subcontractors to assist in coordinating mechanical/electrical startups
+ Verify all documentation is complete and equipment being prepared for startup is construction complete and can be safely started
+ Coordinate MEP systems with civil, architectural, and structural elements within the overall project design
+ Organize and facilitate training of Owner’s personnel in the operations and maintenance of MEP systems
+ Review and process project submittal information and coordinate between multiple submittals to ensure the accuracy and functionality of each component of the various MEP systems
+ Receiving and distributing requests for information (RFI) and change documents issued by other team members
+ Organization, ensure completion and filing of record documents
+ Field surveying layout of control lines and benchmarks
+ Information storage and retrieval using a computer and other handheld electronic hardware.
+ Technical advisor at onsite field construction office
+ Must be able to access all areas and levels of construction site for work progress review
+ Work schedule must be flexible to allow extended hours or off-shift work to accommodate changing construction schedule and sequences
+ Assist in estimating low voltage electrical budgets
+ Secure low voltage electrical subcontractor and equipment buyout
+ Manage low voltage electrical subcontractor contracts and contract modifications
+ Oversee billing and schedule of values for low voltage electrical subcontractors and vendors
+ Assist with managing low voltage electrical team project staffing
+ Write and publish meeting minutes, schedule graphs and activity checklists
+ Provide clear communication verbally, written and electronically
ESSENTIAL FUNCTIONS:

+ Hearing: Sufficient to hear conversational levels in person and over the telephone and radio; sufficient to hear alarms on equipment
+ Speech: Sufficient to make oneself heard in person, speak in front of groups, and be understood over the telephone and radio
+ Lift/Carry: Up to 20lbs. Computer/drawings - minimal
+ Bending/Twisting: Minimal
+ Kneeling/Crouching/Crawling: Minimal
+ Constant mental alertness, accuracy, and attention to detail
+ Must be able to work independently, make quick and effective decisions, and follow through on all assignments to meet required schedule
+ Must use creativity, independent judgment, and organizational and problem-solving skills to determine the best method to accomplish desired results
+ Must be able to plan and organize work efficiently for maximum outcome
+ Must possess strong organizational and computer use skills and have an elevated level of competency to read/write/speak English, interpret construction related documentation and communicate with coworkers
QUALIFICATIONS, SKILLS, AND ABILITIES:
+ Demonstrate a thorough understanding of all aspects of low voltage electrical construction
+ Bachelor of Science in Electrical Engineering, Civil Engineering, Construction Management, or equivalent degree and/or field work experience
+ Education background in materials and methods of construction
+ A minimum of 5 years of electrical construction experience
+ Specific experience in industrial and/or hi-tech semiconductor types of projects
+ LEED Accredited Professional, or the ability to become accredited within 18 months preferred
+ Experience in organizing technical data in a neat and accurate method; familiar with CSI specification system for construction
+ Ability to work closely with trade and craft people in a field work situation. Patience and professionalism are essential to being able to maintain a cooperative attitude through pressure situations
+ Skills in handling several work activities at once while frequently interrupted by phone calls and urgent questions on work in progress
+ Training in design and construction document reading, design specifications, survey theory and techniques
+ Highly developed visual observation and interpretation skills
+ Excellent written and verbal communication skills; must be able to work closely with project owners, architects, engineers, equipment manufacturers, vendors, and subcontractors
+ Must be a dedicated team player, self-starter, flexible and be able to work well with a variety of personalities and minimal instruction. Must be able to remain calm in high-pressure situations.
+ Must be able to physically access all areas and levels of construction site for work progress review.
+ Work schedule must be flexible to allow extended hours or off-shift work to accommodate changing construction schedule and sequences.
+ Proficient in Windows, Microsoft Office Suite (Excel, Word, and Outlook) and Bluebeam
+ Experience with project management software such as Prolog, Procore, E-Builder, Microsoft Project, and Primavera Project Planner(P6)
+ Experience with design software such as AutoCAD, Revit and Navisworks
Physical and Mental Requirements:
+ Standing/Walking/Sitting: Workday is a combination of being stationary and moving about the work location.
+ Must be able to climb stairs: Must be able to ascend and descend ladders, scaffolds, stairs and work in confined spaces.
+ Hands/Arms: Constantly operates a computer and other office productivity machinery, such as a calculator, copy machine, and computer printer. Frequently operates machinery and will use hands/fingers and legs to operate, activate, use, prepare, inspect, place, detect and position materials
+ Sight: Specific vision abilities required include close vision, depth perception and the ability to adjust focus in an outdoor environment. Must be able to safely operate a vehicle with a valid driver's license. The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; reading printed and digital documents
+ Hearing: Must be able to work in proximity to loud equipment more than 75% of the time. Must be able to wear hearing protection as necessary. Often required to communicate with customers and coworkers in an office setting and on the job site.
+ Speech: Ability to communicate laws, ordinances, plans, regulations, protocols, directives, and standard operating procedures related to project scope in English.
+ Lift/Carry: Must have the ability to lift or manipulate 50 pounds to a height of 3 feet, and carry or push it 50-100 feet.
+ Bending/Twisting: Frequent.
+ Kneeling/Crouching/Crawling: Must be able to regularly position self in a kneeling, crouching or crawling position for the purpose of examining project work.
+ Must use independent judgment, and organizational and problem-solving skills to determine best method to accomplish desired results.
